AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
11110 ARTICLE IX, CHAPTER 2 OF THE ANAHEIM MUNICI-
PAL CODE RELATING TO THE ESTABLISHMENT OF
ZONES IN THE CITY OF ANAHEIM AND THEREIN RE-
GULATING THE USE OF LAND, HEIGHT OF BUILDINGS
AND YARD SPACES; ADOPTING A MAP SHOWING THE
BOUNDARIES OF SAID ZONES; DEFINING THE TERMS
USED THEREIN; PROVIDING FOR ADJUSTMENT, AMEND-
MENT AND ENFORCEMENT; PRESCRIBING PENALTIES
FOR VIOLATION AND REPEALING ALL, SECTIONS OR
PARTS OF SECTIONS IN CONFLICT THEREWITH.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS
FOLLOWS:
WHEREAS, the City Planning Commission of the City of Ana-
heim did heretofore duly pass and adopt a resolution declaring its
intention to change the boundaries of the zone or zones hereinafter
mentioned and described and did fix a time and place for the holding
of a public hearing thereon in the manner and as prescribed in Arti-
cle IX, Chapter 2 of the Anaheim Municipal Code and did duly hold and
conduct said public hearing to consider such proposed change of zone
or zones, and did receive evidence and reports from persons interested
therein, and did recommend a change or changes of zones as set forth
in Resolution No. 139 - Series 1956-57 of the City Planning Com-
mission; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did fix the 29th day
of January , 1957 , as the time, and the Council Chamber
in the City Hall of the City of Anaheim as the place, for a public
hearing upon said proposed change or changes of zone, and did give
notice thereof in the manner and as provided in said Article IX,
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hear-
ing the City Council did hold and conduct such public hearing and did
give all persons interested therein anopportunity to be heard and
did receive evidence and reports, and did thereupon consider the recom-
mendations of the City Planning Commission, and did thereupon adopt
Resolution No. 3680 , finding and determining that a change or
changes of zone should be made as set forth in said resolution.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Article IX, Chapter 2 of the Anaheim Municipal Code
"establishing zones in the City of Anaheim and therein regulating the
use of land, height of buildings and yard spaces; adopting a map show-
ing the boundaries of said zone; defining the terms used in said Arti-
cle and Chapter; providing for amendment and enforcement thereof; pre-
scribing penalties for violation and repealing all sections or parts
of section in conflict therewith" be, and the same is hereby, amended
4111 by changing the boundaries of the zones set forth in said Article IX,
Chapter 2 by adopting a sectional Zoning Map or Maps showing such
change or changes as follows :
1. That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit':

The North 300. 0.0 feet of the East 225. 00 feet of
the Northeast quarter of the Northeast quarter
of the Northwest quarter of Section 23, Township
• 4 South, Range 11 West , S. B. B. & M. , in the
Rancho Los Coyotes , County of Orange, State of
California, as per map recorded in Book 51, Page
11 of Miscellaneous Maps in the Office of the
County Recorder of said County.
( Said property is located at the Southwest corner
of Bali Road and Western Avenue . )
now is Zone R-A, RESIDENTIAL-AGRICULTURAL ZONE, and that it .
be changed to and incorporated in the following zones, upon
the conditions hereinafter set forth:
That the Northeast corner of subject property, 150 feet
by 150 feet, be changed to 0-3, HEAVY COMMERCIAL ZONE,
and that the remainder of the property be reclassif3.ed
C-1, NEIGHBORHOOD COMMERCIAL ZONE,
upon the following conditions :
1. That the owner of subject property place of record
appropriate 0-3 and C-1 Deed Restrictions as re-
quired by the City of Anaheim and approved by the
City Attorney covering the respective areas .
2. That the owner of subject property deed to the
City of Anaheim a strip of land 20 feet in depth
along Ball Road, and a strip of land 10 feet in
depth along Western Avenue for street widening
Purposes.
3. That curbs, gutters and sidewalks be installed as
required by the City of Anaheim and as designated
by the City Engineer, but that the installation of
sidewalks be deferred until the property is developed.
That all engineering requirements of the City of
Anaheim be complied with as required by the City
Engineer.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map and inserted in the Anaheim Municipal Code
showing the changes hereby approved and adopted.
SECTION .
The City Clerk shall certify to the passage of this

Ordinance and shall cause the same to be printed once flithin
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and

1110 circulated in said City, and thirty ( 30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by
