1210 ORDINANCE NO. 1210
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
ARTICLE IX, CHAPTER 2 OF THE ANAHEIM MUNICIPAL
CODE RELATING TO THE ESTABLISHMENT OF ZONES IN
THE CITY OF-ANAHEIM AND THEREIN REGULATING THE
USE OF LAND, HEIGHT OF BUILDINGS AND YARD
SPACES; ADOPTING A MAP SHOWING THE BOUNDARIES
OF SAID ZONES; DEFINING THE TERMS USED THEREIN;
PROVIDING FOR ADJUSTMENT, AMENDMENT AND ENFORCE-
MENT; PRESCRIBING PENALTIES FOR VIOLATION AND
REPEALING ALL SECTIONS OR PARTS OF SECTIONS IN
CONFLICT THEREWITH.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS
FOLLOWS:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt a resolution declar-
ing its intention to change the boundaries of the zone or zones
hereinafter mentioned and described and did fix a time and
place for the holding of a public hearing thereon in the manner
and as prescribed in Article IX,, Chapter 2 of the Anaheim Mu-
nicipal Code and did duly hold and conduct said public hearing
to consider such proposed change of zone o r zones, and did re-
ceive evidence and reports from persons interested therein§ and
did recommend a change or changes of zones as set forth in Revised
Resolution ( s) No( s) , 177 Series 1 5-56 of the City
Planning Commission; and
WHEREAS, upon receipt- of the report and recommendation
of the City Planning Commission, the City Council did fix the
rd day of July , 19 56 , as the time , and the
Council Chambers in the Oily Hall of the City of Anaheim as the
place, for a public hearing upon said proposed change or changes
of zone, and did give notice thereof in the manner and as pro-
vided in said Article IX, Chapter 2 of the Anaheim Municipal
Code; and
WHEREAS, at the time and place fixed for said public
hearing the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon- consider the recommendations of the City Planning Commis-
sion, and did thereupon adopt Resolution No, 3357
finding and determining that a change or changes of zone should
be made as set forth in said resolution,
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION I.
That Article IX, Chapter 2 of the Anaheim Municipal
Code "establishing zones in the City of Anaheim and therein regu-
lating the use of land,, height of buildings and yard spaces;
adopting a map showing the boundaries of said zone; defining the
terms used in said Article and Chapter; providing for amendment
and enforcement thereof; prescribing penalties for violation and
repealing all sections or parts of section in conflict therewith"
be, and the same is hereby, amended by changing the boundaries
of the zones set forth in said Article IX, Chapter 2 by adopting
a sectional Zoning Map or Maps showing such change or changes as
follows :

1. That all of the area situated in the City of
Anaheim, County of Orange, State of California, described

as follows , to wit:
Parcel 1: All that certain real property in the
County of Orange , State of California, being that
portion of the Northwest quarter of the Southwest
quarter of Section 12, Township 4 South, Range 10
West , in the Rancho San Juan Cajon de Santa Ana,
described as follows :
Beginning at the intersection of the West
line of said Northwest quarter with the centerline
of Anaheim-Olive Road as described in deed recorded
in Book 275, Page 85 of Deeds, records of said County;
thence South 78° 52' 26" East, along said centerline,
102.50 feet; thence South 0° 24' 19" West, 134.85 feet;
thence South 78° 52 ' 26" East, parallel with said
centerline 100.00 feet; thence North 0° 24' 19" East
134. 85 feet to said centerline ; thence South 78° ' 52 ' 26"
East, along said centerline 1143.31 feet to the East
line of said Northwest quarter; thence South 0° 10' 46"
West, along said East line , 731.16 feet to the Southeast
corner of the North half of the Southeast quarter of
said Northwest quarter; thence South 89° 52' 48" West,
along the South line of said North half, 660. 81 feet
to the Southwest corner of said North half; thence
South 89° 52 ' 51" West , along the South line of the
North half of the Southwest quarter of said Northwest
quarter, 660.82 feet to said West line; thence North
0° 11' 45" East, along said West line, 993.61 feet to
the point of beginning. Containing an area of 25.858
acres, gross.
Parcel 2: All that certain real property in the
County of Orange, State of California, being the South
half of the Southeast quarter of the Northwest quarter
of the Southwest quarter of Section 12, Township 4
South, Range 10 West, in the Rancho San Juan Cajon de
Santa Ana. Containing an area of 5.048 acres.
now is Zone R-A RESIDENTIAL AGRICULTURAL ZONE , and that it
be changed to and.incorporated in the following Zones, upon the
conditions hereinafter set forth:
1. That Parcel No . 1 be changed to 0-1 NEIGHBORHOOD
C0 IERC IAL ZONE; and
2. That Parcel No. 2 be changed to P-1 PARKING ZONE
and that the said changes be made subject to the following
condi tions:
(a) That all engineering requirements of the City of
Anaheim with reference to street widening, curbs ,
gutters, sidewalks and roadway improvements be
complied with as designated by the City Engineer.

(b) That appropriate C-1 Deed Restrictions as required
by the City of Anaheim and approved by the City
Attorney be placed of record covering Parcel No. 1.

SECTION 2.
• The City Zoning Map shall be , and the same is hereby,
amended and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map and inserted in the Anaheim
Municipal Code showing the changes hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force .
THE FOREGOING ORDINANCE is approved and signed by me
this 28th day of January, 19 58 .
