AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
64R -20Q sug amp
garipa determining that a change or changes in the
zone or zones hereinafter mentioned and described should be made
as hereinafter set forth after duly noticed hearings and receipt
of the report and recommendation of the City Planning Commission;
and
WHEREAS, said Resolution did impose certain conditions
and requirements precedent to the adoption of an ordinance chang-
ing said zone or zones, which conditions and requirements have
been satisfied.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
Parcel 1:
Lot 4 in Tract No. 796, as per Map thereof recorded
in book 24, page 28 of Miscellaneous Maps, records
of said Orange County.
EXCEPTING THEREFROM the East 20 feet thereof
for road purposes.
Parcel 2:
at portion of Lot 1 in Block "A" of Tract
lying Northerly of the Westerly prolongation
Southerly line of Lot 4 and Southerly of the
prolongation of the Northerly line of Lot 3
Tract No. 796.

Lot 3 in -Tract No. 796, as per Map thereof recorded
in book 24, page 28 of Miscellaneous Maps, records

for road purposes.
Parcel' 4:
The NortH 118.50 feet of the following:
That portion of Lot 1 in Block "A" of Tract No. 796,
as per Map recorded in book 24, page 28 of Miscellaneous
Maps, in the Office of the County Recorder of said
County, lying Northerly of the Westerly prolongation
of the Southerly line of Lot 4 -and Southerly of the
Westerly prolongation of the Northerly line of Lot 3
of said -Tract No. 796.
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be
changed to and incorporated in "RM -1200" RESIDENTIAL, MULTIPLE -
FAMILY ZONE subject to the following conditions:
1. - That the owners of subject property shall pay to the
City -of Anaheim the -appropriate park and recreation in -lieu fees
as determined.to be appropriate by the City Council, said fees
to be paid -at the time the building permit is issued.
2. That trash storage areas shall be -provided in accord-
ance with approved plans on file in the office of the Director of
Public Works and Superintendent of Streets, prior to final build-
ing inspection.
3. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Department,
said fire hydrants to be installed prior to final building inspec-
tion; and that a water flow shall be provided which is determined
by the Chief of the Fire Department to be sufficient for adequate
fire protection.
4. That a modified cul-de-sac shall be constructed at the
terminus of Conley Avenue which shall be subject to -approval of
the City Engineer; and that said cul-de-sac shall be provided by
the owners of the property located east of the terminus of Conley
Avenue.
5. That plans for the development of any portion of subject
property shall be submitted to the Development Review Board; and
provided that any plans for any portion of tyre property in Portion
'A" shall comply with all provisions of the "RM -1200" RESIDENTIAL,
MULTIPLE -FAMILY ZONE; and, provided further; that plans for Portion
"B" shall conform to all provisions of the'"CL" COMMERCIAL, LIMITED
ZONE.

6. That any buildings presently located on subject property
shall be removed prior to the development of the property for "CL"
and "RM -1200" uses, respectively.
SECTION 2.
The City Zoning -Map shall be, and the same is hereby,
amended and the property above-described shall be'excluded from
the zone in which it -is now situated and incorporated in and made
a part of the zone or zones as above set forth,' and said City Zoning
Map, as amended, is hereby adopted and -the City Engineer is hereby
directed to prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same -to be printed -once within fifteen
(15) days after -its adoption in the Anaheim Bulletin,'a-newspaper of
general circulation, printed,. published and circulated in said- City,
and thirty (30) days from and after its final passage, -it shall take
effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim.this 1st day of April, 1980.
