4141ORDINANCE NO. 4141 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the Planning Commission did adopt its Resolution No. PC80-62 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after a duly noticed hearing; and WHEREAS, certain conditions and requirements were made as conditions -precedent to the making of a change or changes of said zone or zones, which conditions have been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PARCEL 1: The East 12.16 acres of Lot 5 and that portion of Lot 4 of the Travis Tract in the City of Anaheim, County of Orange, State of California, as per map recorded in Book 5 Page 120 of Miscellaneous Records, inthe office of the County Recorder of Los Angeles County, California, being a portion of the Rancho Santiago De Santa Ana, except that portion lying southerly and southeasterly of the following described line: Beginning at the most northerly corner of the land described in the Deed to State of California recorded --- April 20, 1967 in Book 8229, Page 953 of Official Records of said Orange County, also being a point on a curve concave southeasterly having a radius of 200.00 feet a radial to said point bears North 450 03' 08" West; thence northeasterly 30.87 feet along said curve through a central angle of 8° 50' 36"; thence North 530 47' 28" East 251.16 feet to the beginning of a curve concave northwesterly having a -1- ATTY-28 79-80-33 radius of 700.00 feet; thence northeasterly 352.05 feet along said curve through a central angle of 280 48' 56" to a point of tangency with that certain course described as "N 24° 58' 32" East 712.61 feet" in Deed to the State of California recorded Septem- ber 18, 1964 in Book 7224 Page 301 of Official Records of said County of Orange; thence along said course North 240 58' 32" East 117.00 feet to its northeaster- ly terminus being also a point in the southerly pro- longation of the westerly line of Parcel 2 of Final Order of Condemnation Superior Court Case No. 114537 recorded in Book 7279 Page 546 of Official Records; northeasterly North 220 12' 15" East 151.14 feet along said southerly prolongation to the northerly line of said Travis Tract. EXCEPT ANY PORTION WITHIN Parcels 2 and 3 below. PARCEL � : Commencing at an iron pipe the center line of that certain public highway commonly known as Douglass Street, which said iron pipe marks the point of intersection of said center line of Douglass Street with the North line of the Travis Tract, as shown on a map recorded in Book 5, Page 120 of Miscellan- eous Records of Los Angeles County, California, said iron pipe also being the southeast corner of that certain property described in Deed recorded April 21, 1922, in Book 418, Page 315 of Deeds and running thence West, along the North line of said Travis Tract, 737.00 feet; thence South 81.00 feet to the true point of beginning of the Parcel of land herein described, said point of beginning being distant 10.00 feet North and 10.00 feet East from a water well with a pump installed therein and running thence from said point of beginning West, parallel with the said North line of the Travis Tract, 60.00 feet to a point, thence at right angles South 20.00 feet to a point; thence at right angles East 60.00 feet to a point; thence at right angles North 20.00 feet to the true point of beginning. PARCEL 3: Beginning at the intersection of the center line of Katella Avenue, formerly Struck Avenue, 60 feet wide, as described in Deed to said Orange County, recorded in Book 611, Page 11 of said Deeds with the center line of Douglass road, 40 feet wide, as described in Deed recorded in Book 682, Page 109 of said Deeds; thence along said center line of Katella Avenue, North 880 53' 52" West 1469.32 feet; thence North 010 -2- 06' 08" East 30.00 feet to a curve concave southerly having a radius of 1060.00 feet; thence along said curve, easterly, from a tangent which bears North 771 26' 18" East through an angle of 13" 39' 50" an arc distance of 252.78 feet to a line parallel with and distant northerly 60 feet, measured at right angles, from said center line of Katella Avenue; thence along said parallel line, south 880 53' 52" East 23.78 feet; thence North 280 15' 55" East 257.38 feet; thence North 240 58' 32" East 712.61 feet to the true point of beginning; thence North 220 12' 15" East 30.56 feet to the southerly prolongation of the easterly line of that certain land described in Parcel 2 above; thence northerly along said southerly prolongation to the southeast corner of said certain land; thence westerly along the southerly line of said certain land to the westerly line of said East 46 feet of Lot 5; thence southerly along said westerly line to a line parallel with said North line of the Travis Tract and which passes through said true point of beginning; thence easterly along said last-mentioned parallel line to said true point of beginning. now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that it be changed to and incorporated in "ML" INDUSTRIAL, LIMITED ZONE, subject to the following conditions: 1. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Executive Director of Public Works. 2. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 3. That subject property shall be served by under- ground utilities. 4. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 5. That the owner(s) of subject property shall pay the traffic signal assessment fee (Ordinance No. 3896) in an amount as determined by the City Council, for industrial buildings prior to the issuance of a building permit. 6. That the driveways shall be a minimum of 30 feet in width. 7. That all proposed structures shall be completely fire sprinklered. 8. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1 through 7. -3- 9. That Condition Nos. 1, 3, 4, 6, 7 and 8,above- mentioned shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
