4203ORDINANCE NO. 4203 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 67R-310 & 75R-655 determining that a change or changes in the zone or zones hereinafter mentioned and described should he made as hereinafter set forth after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, said Resolution did impose certain conditions and requirements precedent to the adoption of an ordinance chang- ing said zone or zones, which conditions and requirements have been satisfied. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SRCTTON 1_ That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PARCEL 1: The East 300 feet of the North one-half of the North one-half of the Southwest one-quarter of the Northwest one-quarter of Section 27, Township 4 South, Range 10 West, partly in the Rancho San Juan Cajon de Santa Ana and partly in the Rancho Las Bolsas, as shown on a Map recorded in Book 51, page 10 of Miscellaneous Maps, records of Orange County, California. Excepting therefrom that portion described as follows: -1- ATTY-50 66-67-61-(78) Beginning at the Northeast corner of the North one-half of the North one-half of the Southwest one-quarter of the Northwest one-quarter of said Section 27, thence South along the East line of said North one-half a dis- tance of 50 feet; thence West at right angles with said East line 50 feet; thence North at right angles with said last mentioned line and parallel with said East line 50 feet to a point in the North line of said North one-half; thence East along the North line of said North one-half a distance of 50 feet to the point of beginning. PARCEL 2: That portion of the North one-half of the Southwest one- quarter of the Northwest one-quarter of Section 27, Town- ship 4 South, Range 10 West, partly in the Rancho San Juan Cajon de Santa Ana and partly in the Rancho Las Bolsas, as shown on a Map recorded in book 51, page 10 of Miscellaneous Maps, records of Orange County, Cali- fornia, described as follows: Beginning at the Northeast corner of the North one-half of the North one-half of the Southwest one-quarter of the Northwest one-quarter of said Section 27; thence South along the East line of said North one-half a dis- tance of 50 feet; thence West at right angles with said East line, 50 feet; thence North at right angles with said last mentioned line and parallel with said East line, 50 feet to a point in the North line of said North one-half; thence East along the North line of said North one-half a distance of 50 feet to the point of beginning. PARCEL 3: The East 300 feet of the South half of the North half of the Southwest quarter of the Northwest quarter of Section 27, Township 4 South, Range 10 West, partly in Rancho San Juan Cajon de Santa Ana, and partly in Rancho Las Bolsas, as shown on a Map recorded in book 51, page 10, Miscellan- eous Maps, records of Orange County, California, now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be changed to and incorporated in "C-R" COMMERCIAL -RECREATION ZONE, subject to the following conditions: 1. That all engineering requirements of the City of Anaheim, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other appurtenant work, shall be complied with as required by the City Engineer and in accordance with stand- ard plans and specifications on file in the Office of the City Engineer, at the time the property is developed. -2- 2. That the owners of subject property shall pay to the City of Anaheim the appropriate fee as determined by the City for street lighting purposes, said amount to be paid at the time the property is developed. 3. That the owners of subject property shall pay to the City of Anaheim the appropriate fee as determined by the City for tree planting purposes, said amount to be paid at the time the property is developed. 4. That trash storage areas shall be provided in accordance with approved plans on file in the Office of the Public Works Executive Director and Superintendent of Streets, prior to final building inspections. 5. That all air conditioning facilities shall be properly shielded from view and shall be in architectural conformance with the structure. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
