2744ORDINANCE NO. 2744 AN ORDINANCE OF THE CITY OF A14AIlEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution NoS 65R-231 and 69R-531 determining that a change or c hangs or the zone or zones�iereinafter mentioned and described should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with., as to the property hereinafter described. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Parcel 1. That portion of Lot 7 of Anaheim Extension, in ti—fe City of Anaheim, County of Orange, State of California, as shown on a map of Survey made by William Hamel and filed in the Office of the County Recorder of Los Angeles County, California, a copy of which is shown in book 3, page 163 et seq., entitled "Los Angeles County Maps", in the Office of the County Recorder of said Orange County, described as follows: Beginning at the Southeast corner of the land conveyed to Fred O. Thompson and Ethel Thompson, by deed recorded December 2, 1944, in book 1286, page 419 of Official Records, said point being on the center line of Placentia Avenue North 00 07' 30" East 213.00 feet from the intersection of. said center line with the center line of East Center Street; running thence North 01 07' 30" East 191.26 feet along said center line to the true point of beginning; thence South 770 52' 20" West 377.80 feet to a point in the West line of said parcel, North 120 08' West 166.63 feet from the South- west corner of said parcel; thence North 120 08' West 81.63 -1- 64-65-85 (Par ]L on feet to the Northwest corner of said parcel; thence North 74° 52' 30" East 401.65 feet to the Northeast corner of said parcel; thence South 0° 07' 30" West 105.23 feet to the point of beginning. EXCEPT the portion thereof included in public highway along the East side, as said highway appeared on November 18, 1930. now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed to and incorporated in C-1, GENERAL`COMMERCIAL ZONE, upon the following conditions: 1. That subject property, known as Parcel No. 1, shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim, marked Exhibit No. 1, Revision No. 1, provided, how- ever, that the unpaved area to the west shall be physically separated by a fence to prohibit its use until such time as said portion complies with Code requirements for parking or other permitted uses; furthermore,that plans for development of Parcel No. 2 shall be submitted to the City Council for approval prior to the reading of an ordinance. 2. That all airconditioning facilities shall be properly shielded from view from abutting streets. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone qr zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
