2823ORDINANCE NO. 2823 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THAT: THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FI14D WHEREAS, the City Council did adopt its Resolution Nos. 69R-432 and 69R-532 determining that a change or changes in a zone or zones ereinafter mentioned and described should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COU14CIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Lots 66, 672 68, 69 and 70 of Tract No. 1591 as shown on a map recorded in Book 54, pages 36 through 39 of Miscellaneous Maps, Records of Orange County, California. now is R-1, ONE -FAMILY RESIDENTIAL ZONE, and that it be changed to and incorporated in C-0, COMMERCIAL OFFICE ZONE, upon the following conditions: 1. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Public Works. 2. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. -1- 68-69-100 3. That a 6 -foot masonry wall shall be constructed along Fairhaven Street to the rear of the required front landscaped setback area. 4. That any parking area lighting shall be lighted with down -lighting a maximum 6 -feet in height and shall be directed away from the property lines to protect the residential integrity of the area. 5. That any air-conditioning facilities proposed shall be properly shielded from view, and the sound shall be buffered from adjacent residential homes. 6. That Conditions Nos. 1, 2, 3, 4 and 5 above mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended, and the property above described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map as amended is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
