2789ORDINANCE NO. 2789 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18, CHAPTER 18.08, OF THE ANAHEIM MUNICIPAL CODE, RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18, Chapter 18.08, of the Anaheim Municipal Code be, and the same is hereby amended to read as follows: "SECTION 18.08.554 MOBILE HOME. "A Mobile Home is a vehicle, other than a motor vehicle, designed or used for human habitation, for carrying persons and property on its own structure, and for being drawn by a motor vehicle. a. An independent mobile home is one that is equipped with toilet for sewage disposal. b. A self-contained mobile home is one equipped with a toilet, water storage tank for potable water and a sewage holding tank. "SECTION 18.08.555 MOBILE HOME PARK "Mobile home park is any area or tract of land where one or more mobile home lots are rented, leased or sold or held out for rent, lease or sale to accom- modate mobile homes used for human habitation. The rental paid for or payments made on any such mobile home shall be deemed to include rental for the lot it occupies. "SECTION 18.08.556 SALE OF MOBILE HOMES IN MOBILE HOME PARKS. "a. Original Sales Sale of a mobile home for use in newly -established and approved mobile home parks shall be permitted provided that such sales shall be restricted to mobile homes solely for placement in such newly - established and approved mobile home parks; and that such sale of mobile homes shall cease when all spaces within said park are filled, subject to the following conditions: 1. That on-site sales be limited to selling time not to exceed two years from the opening of the mobile home park. 2. That the owner of the mobile home has the right to sell his coach on occupied space provided that: -1- (a) Maximum time period for sale is one year after notice of termination of lease by either tenant or landlord. (b) Must vacate in time prescribed by law. (c) Must continue to pay rent and keep lot in acceptable order. (d) Cannot rent or lease coach, can only sell coach. (e) Proposed buyer must meet and abide by rules and regulations of the mobile home park owner, (not approval of management). 3. That first time sales cannot exceed the manufac- turer's recommended retail price. b. Resales Sale of mobile home by owner of said mobile home shall be permitted when the owner has occupied a space with such mobile home in the mobile home park. However, no person shall be permitted to make more than one such resale in any calendar year." SECTION 2. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption, in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (30) days from and after its final passage it shall take effect and be in full force.
