AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF THE
ANAHEIM MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC85-238 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as
hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:

1. That prior to issuance of a building permit, primary water
main fees shall be paid to the City of Anaheim, in an amount as
determined by the Office of the Utilities General Manager.
2. That prior to issuance of a building permit, the
appropriate traffic signal assessment fee shall be paid to the City
of Anaheim in an amount as determined by the City Council for each
new dwelling unit.
3. That private streets shall comply with the Peralta Hills
street standards unless otherwise approved by the City Engineer.
4. That no public or private street grades shall exceed 10%
except by prior approval of the Chief of the Fire Department and the
Engineering Division.
S. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
6. That prior to commencement of structural framing, fire
hydrants shall be installed and charged as required and determined to
be necessary by the Chief of the Fire Department.
7. That all lockable vehicular access gates shall be equipped
with a "knox box" device to the satisfaction of the Chief of Police

10. That in accordance with the requirements of Section
18.02.047 of the Anaheim Municipal Code pertaining to the initial
sale of residences in the City of Anaheim Planning Area "B", the
seller shall provide each buyer with written information concerning
the Anaheim General Plan and the existing zoning within 300 feet of
the boundaries of subject tract.
11. That prior to final tract map approval, the petitioner
shall make some provision, acceptable to the City Council, for
landscaping and maintenance of the slopes within and/or created by
the development of this property.
12. That prior to final tract map approval, the original
documents of the covenants, conditions, and restrictions, and a
letter addressed to the developer's title company authorizing
recordation thereof, shall be submitted to the City Attorney's Office
and approved by the City Attorney's Office and Engineering Division.
Said documents, as approved, will then be filed and recorded in the
Office of the Orange County Recorder.
13. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit No. 1.
14. That prior to final building and zoning inspections,
Condition Nos. 3, 4, 5, 7, 85, 9, and 13, above-mentioned, shall be
complied with.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map, as
amended, is hereby adopted and the Planning Department is hereby
directed to prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim th's 26th day of may, 1987.
