AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF
THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
70R-295 determining that a change or changes in the zone or zones
hereinafter mentioned and described should be made as hereinafter
set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
That portion of Lot 22 of Block "K" of the Kraemer
Tract, City of Anaheim, County of Orange, State of
California, as shown on a map recorded in Book 12, Pages
87 and 88 of Miscellaneous Records of Los Angeles
County, California, described as follows:
Beginning at the most Westerly corner of said Lot 22;
thence North 51 degrees'13' East 1341.24 feet to the
most Northerly corner of said lot; thence South 61
degrees East, along the Northeasterly line of said lot,
534.85 feet; thence South 6 degrees 09' East 1028.88
feet; South 82 degrees 15' West 806 feet; thence North
61 degrees West 1026.35 feet; thence North 51 degrees
13' East 97.91 feet to the point of beginning.
EXCEPTING therefrom that portion of said land conveyed
to the State of California by deed dated February 10,
1955, recorded August 24, 1955 in Book 3185, Page 50 of
Official Records of Orange County.
ALSO EXCEPTING therefrom that portion of said land lying
within the land described in that certain Final Order of
Condemnation, recorded October 8, 1965 in Book 7697,
Page 466 of Official Records of Orange County.

within the land described in the deed to the State of
California, recorded January 13, 1967 in Book 8152, Page
1 of Official Records of Orange County.

ALSO EXCEPTING therefrom that portion of said land lying

and wife, recorded October 18, 1972 in Book 10378, Page
938 of Official Records of Orange County.
ALSO EXCEPTING therefrom that portion of said land lying
within the land described in the deed to M. C. $ D.
Capital Corporation, recorded October 16, 1973 in Book
10947, Page 159 of Official Records of Orange County.
ALSO EXCEPTING therefrom that portion of said land lying
within the land described in the deed to Frederick R.
Sacher and Ruth F. Sacher, husband and wife recorded
November 7, 1973 in Book 10980, Page 75 of Official
Records of Orange County.
ALSO EXCEPTING therefrom that portion of said land shown
and described as Parcels 1 and 2 on a map filed in Book
129, Page 13 of Parcel Maps, in the office of the County
Recorder of said Orange County.
ALSO EXCEPTING therefrom that portion of said land shown
and described as Parcels 1 and 2 on a map filed in Book
129, Page 14 of Parcel Maps, in the office of the County
Recorder of said Orange County.
ALSO EXCEPTING therefrom that portion of said land lying
Northeasterly of the Northeasterly line of Bluegum
Street as said Northeasterly line is described in that
certain Final Order of Condemnation, recorded October 8,
1965 in Book 7697, Page 466 of Official Records of
Orange County; Northwesterly of the Northwesterly line
of La Palma Avenue as said Northwesterly line is
described in said Final Order of Condemnation;
Southwesterly of, the Southwesterly line of Parcel 1 of
Book 118, Page 19 of Parcel Maps, and said Southwesterly
lines Northwesterly prolongation; and of the
Southwesterly line of the Southwesterly line of
Southwesterly line of Parcel 4 of said Parcel Map and
said Southwesterly lines Southeasterly prolongation; and
Southeasterly of the Southeasterly line of White Star
Avenue,
into the "ML" INDUSTRIAL, LIMITED ZONE, subject to the following
conditions:

1. That all engineering requirements of the City of Anaheim
along White Star Avenue, Blue Gum Street and La Palma Avenue,
including preparation of improvement plans and installation of all
improvements, such as curbs and gutters, sidewalks, street grading
and paving, drainage facilities, or other appurtenant work shall be
complied with as required by the City Engineer and in accordance
with standard plans and specifications on file in the office of the
City Engineer; and that street lighting facilities along White Star
Avenue, Blue Gum Street and La Palma Avenue shall be installed as
required by the Public Utilities General Manager and in accordance
with standard plans and specifications on file in the office of the
City Engineer.
2. That trash storage areas shall be provided in accordance
with approved plans on file with the office of the City Engineer.
3. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire Department.
4. That all air-conditioning facilities shall be properly
shielded from view.
S. That subject property shall be served by underground
utilities.
6. That final parking plan shall be approved by the
Community Development and Planning Department, and any landscaped
areas in the parking area shall be protected with six (6) inch high
concrete curbs, and concrete wheel stops shall be provided for
parking spaces as required by the Community Development and Planning
Department.
7. That Conditions No. 1, 2, 3, 4, S and 6, above mentioned,
shall be complied with prior to final building and zoning
inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map,
as amended, is hereby adopted and the Planning Department is hereby
directed to prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim t 26th d f May, 1987.
