Environmental Determination: The Planning Commission will consider whether to find the project to be Categorically Exempt from the provisions of the California Environmental Quality Act and Guidelines as a Class 1 (Existing Facilities) Categorical Exemption. This item was continued from the May 31, 2017 and June 12, 2017 Planning Commission meetings. Project Planner: Lindsay Ortega lortega@anaheim.net OPPOSITION: None DISCUSSION TIME: 5 minutes (5:44 to 5:49 p.m.) JUNE 26, 2017 PLANNING COMMISSION ACTION AGENDA 06-26-2017 Page 5 of 6 ITEM NO. 5 CONDITIONAL USE PERMIT NO. 2017-05917 TENTATIVE TRACT MAP NO. 18097 (DEV2016-00100) Location: 2730 West Ball Road Request: The applicant requests approval of the following zoning entitlements: (i) a conditional use permit to permit the construction of a 42-unit single- family attached residential project with modified development standards and density bonus incentives; and, (ii) a tentative tract map to establish a 1-lot, 42-unit condominium subdivision. Environmental Determination: The Planning Commission will consider whether to find the project to be Categorically Exempt from the provisions of the California Environmental Quality Act and Guidelines as a Class 32 (In-fill Development) Categorical Exemption. Approved a motion for continuance to July 10, 2017, in order to allow for staff to research matters relating to the project’s term of affordability, the line-of-sight from the proposed 2-story units to the existing single-family residences, and the parking situation for the adjacent apartment complex. (Armstrong / Gillespie) VOTE: 6-0 Chairperson Dalati and Commissioners Armstrong, Carbajal, Gillespie, Keys and Lieberman voted yes. Commissioner White was absent. Project Planner: Nick Taylor njtaylor@anaheim.net OPPOSITION: Five pieces of written correspondence were received expressing opposition to the proposed project. IN GENERAL: Two persons spoke expressing some concerns relating to privacy issues for the existing homeowners on the southwest side of the proposed project, in addition to parking concerns that currently exist in the neighborhood. DISCUSSION TIME: 51 minutes (5:50 to 6:41 p.m.) JUNE 26, 2017 PLANNING COMMISSION ACTION AGENDA 06-26-2017 Page 6 of 6 COMMISSION UPDATES: Dave See, Principal Planner, provided updates related to the current entitlements and proposed site improvements for the shopping center at the northwest corner of Euclid Street and Ball Road, and provided information in response to written correspondence that was recently received from a resident who resides on Beacon Street adjacent to the shopping center.
