ORDINANCE NO. 2089
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING -TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 1249
Series 1964-65 in Reclassification No. 64-65-2 ,
recommending an amendment to Title 18 of the Ana eim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon:in the manner and as prescribed in said
Title 18 of the Anaheim' Municipal Code to consider,such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 11th day of
August , 19 64Y , as the time, and the Council Chamber
in the City H� 1 o City of Anaheim as the place, for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in
said Title 18 of the Anaheim Municipal Code; and
WHEREAS, at ttie time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s)64R-600 , finding
and determining that Title 18 of the � �An�eim Municipal—Code
should be amended and that a change or changes in the boundaries
of said zone or zones Should be made as set forth in said resolu-
tion (s), and
WHEREAS, in accordance with said Resolution (s) 64R-600
certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the bound-
aries of the zones set forth in said Title 18 by adopting a
sectional Zoning Map or Maps showing such change or changes as
follows:

That all of the area situated in the City of Anaheim, County
of Orange, State of California, described as follows, to wit:
PORTION "A": Thatortion of the

the Nort half of the Northwest quarter of the Northeast
quarter of Section 24, in Township 4 South, Range 11
West, San Bernardino Base and Meridian, in the Rancho
Los Coyotes, City of Anaheim, described as follows:
Beginning at the Northwest corner of the Northeast quarter
of said Section 24, and running thence South 0° 12' 35"
West 328.90 feet along the West line of said Northeast
quarter; thence South 89° 59' 42" East 338.71 feet to the
Southeast corner of the land conveyed to Gordon L. Hodge,
a married man, by deed to him recorded August 17, 1962, in
book 6216, page 580, Official Records; thence North 00'12'
35" East 329.00 feet along the Easterly boundary line of
said land granted to Gordon L. Hodge, a married man, to
the Northeast corner of the land conveyed to Elmer L.
Beeson and wife, by deed recorded May 18, 1948, in book
1638, page 150, Official Records; thence South 890 59' 15"
West 338.71 feet along the Northerly line of said North-
east quarter to the point of beginning;
EXCEPTING THEREFROM the Southerly 130 feet;
ALSO EXCEPTING the Easterly 146 feet of the Northerly
153 feet;
ALSO EXCEPTING the Easterly 150 feet of the Southerly
46 feet of the Northerly 199 feet.
PORTION "B": The Southerly 130 feet, the Easterly 146

That portion of the West 5.13 acres of the North half

changed to and incorporated in the following zones, upon the
conditions hereinafter set forth:
• That Portion "A" above described shall be changed to
and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE; and
That Portion "B" above described shall be changed to
and incorporated in C-0, COMMERCIAL OFFICE ZONE.
That said change of zones shall be made upon the
following conditions:
1. That trash storage areas shall be provided in accord-
ance with approved plans on file in the Office of
the Director of Public Works and Superintendent of
Streets, prior to final building inspection.
2. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked "Exhibits Nos. 1
and 2"; PROVIDED, HOWEVER, that accessways to Dale
Avenue and Ball Road shall be subject to the ap-
proval of the Traffic Engineer.
3. That Portion "A" of subject property shall also be
developed substantially in accordance with Service
Station Minimum Site Development Standards of the
City of Anaheim on file in the Planning Department;
PROVIDED, HOWEVER, that the elevations for the proposed
service station building and canopies shall incorporate
masonry materials in a manner compatible with the com-
mercial office development on Portion "B," and that
said elevation plans shall be subject to approval of
the City Planning Commission or the Development
Review Board.
4. That landscaping shall be installed and maintained
on Portion "B" as indicated on Exhibit No. 1 on file
with the City; that plans for said landscaping shall
be submitted to and approved by the Superintendent
of Parkway Maintenance; and that said landscaping
shall be installed prior to final building inspec-
tion.
5. That a 6 -foot masonry wall shall be constructed along
the east and south property lines of Portion "B" of
subject property, prior to final building inspection.
6. That all air conditioning facilities shall be properly
shielded from view from abutting streets.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
• and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the
City Engineer is hereby directed to prepare a sectional zoning

map to be added to the City Zoning Map showing the changes
hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by
