ORDINANCE NO. 2020
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 1006 -
Series 1963=64 in Reclassification No. 63-64-23 ,
recommending an amendment to Title 18 of the Anaheim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 28th day
of January , 1964 , as the time, and the Council
Chamber in the City Hall of the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones, ,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place.fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard -and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 64R-230 , finding
and determining that Title 18 of the Anaheim Municipal Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s)
64R-230 'certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or.changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
• The Westerly 275.53 feet of the Northwest quarter
of the Southwest quarter of Section 7, in Township
4 South, Range 10 West, S.B.B. & M., in the City of
Anaheim, County of Orange, State of California, as
shown on a map recorded in book 49, page 50, Record
of Surveys, in the office of the County Recorder of
said Orange County.
EXCEPTING THEREFROM the Northerly 649.00 feet.
ALSO EXCEPTING THEREFROM the Southerly 400.00 feet.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE, upon
the following conditions:
1. That trash storage areas shall be provided in ac-
cordance with approved plans on file in the Office of
the Director of Public Works and Superintendent of
Streets, prior to final building inspection.
2. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked "Exhibits Nos. 1 and
2.11
3. That tree wells shall be provided at approximately 40 -
foot intervals in the Magnolia Avenue parkway abutting
subject property; that plans for said tree wells and
the plantings therein shall be submitted to and approved
by the Superintendent of Parkway Maintenance; and that
said tree wells shall be planted with trees prior to
final building inspection.
4. That a strip of land of a minimum width of 3 feet
shall be landscaped, and said landscaping maintained,
along Magnolia Avenue as indicated on Exhibit No. 1
on file with the City of Anaheim; that plans for said
landscaping shall be submitted to and approved by the
Superintendent of Parkway Maintenance; and that said
landscaping shall be installed prior to final building
inspection.
5. That a 6 -foot masonry wall shall be constructed along
the east and south property lines prior to final build-
ing inspection.
6. That all air conditioning facilities shall be properly
shielded from view from abutting streets.
7. That the owners of subject property shall file a
petition for reclassification or variance on the R -A,
Residential -Agricultural Zone parcel abutting subject
�roperty on the south, and indicated on the plans as
•not a part," prior to final building inspection.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from

SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
