Request: To upgrade an existing Type 41 (On Sale Beer
and Wine) Alcoholic Beverage Control (ABC) license to a
Type 47 (On-Sale General) license in conjunction with an
existing restaurant (El Farolito Jr.).
Environmental Determination: The Planning Commission
will consider whether the proposed action is Categorically
Exempt from the requirements to prepare additional
environmental documentation per California Environmental
Quality Act (CEQA) Guidelines, Section 15301, Class 1

Request: The applicant requests a variance to permit a
reduced landscape setback to construct a new bank
building with a drive-through lane.
Environmental Determination: The Planning
Commission will consider whether the proposed action
is Categorically Exempt from the requirements to
prepare additional environmental documentation per
California Environmental Quality Act (CEQA)
Guidelines, Section 15303, Class 3 (New Construction).

recorded prior to issuance of a
building permit, and other minor
clarifications.

Location: 1041 and 1065 North PacifiCenter Drive,
and 1071 and 1081 North Tustin Avenue
Request: To demolish 26,000 square feet of office
space and remove approximately 310,000 square feet
of surface parking lots and 100,000 square feet of
landscaping; and, to construct 406 apartment units
and 5,000 square feet of new commercial space. The
request includes permitting development with an
interior structural setback and landscape setback that
is less than the setback area required by the Anaheim
Municipal Code.
Environmental Determination: The Planning
Commission will consider whether the proposed action
is statutorily exempt from the requirements to prepare
additional environmental documentation pursuant to
Section 21155.4 of the California Environmental
Quality Act (CEQA) Statute.

Approved, with the following
modifications:
Modified Condition No. 44 to state
that it is the responsibility of the
property owner/developer to remove
and relocate any existing traffic
signal poles and equipment affected
by project construction at the
intersections of Tustin/Pacificenter
and La Palma/Pacificenter if
necessary at the project’s expense.
Modified Condition No. 56 adding
language to state that in the event
that the rail road crossing has not
been widened, the developer shall
join existing improvements at the
westerly property line and transition
the 7-ft widening continuing into the
right turn pocket to the satisfaction
of the City Engineer.
VOTE: 7-0
