ORDINANCE NO. 1947
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No.18 0--
Series 1_ �662�__6�, in Reclassification No. 62-63-130
recommen�'[cing an amendment of Title 18 of the An eim Municipa
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as .prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 30th day of
July_ , 19 66 , as the time, and t e Council
Chamber in the City Hall of the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did.give all persons interested therein an opportunity
to be heard and'did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 63R-648 , finding
and determining that Title 18 of the An eim Municipa Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set.forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s)
63R-648 , certain conditions and requirements were mace
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
That portion of Lot 7 of Anaheim Extension, in the
City of Anaheim, County of Orange, State of
California, according to a map of Survey made by
Wm. Hamel, acknowledged by Alfred Robinson, Trustee,
and on file in the office of the County Recorder
of Los Angeles County, California, described as
follows:
Beginning at the intersection of the center lines
of Sycamore Street and Placentia Avenue, and
running thence South 740 29' 35" West along said
center line of Sycamore .Street 181.15 feet; thence
South 00 07' 25" West parallel with said center
line of Placentia Avenue 135.70 feet; thence
North 740 29' 35" East parallel with said center
line of Sycamore .Street 181.15 feet to said
center line of Placentia Avenue; thence
North 00 07' 25" East along said center line of
Placentia Avenue 135.70 feet to the point of beginning.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be
changed to and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE,
upon the following conditions:
1. That trash storage areas shall be provided in
accordance with standard plans on file in the
Office of the Director of Public Works and
Superintendent of Streets, prior to final
building inspection.
2. That subject property shall be developed sub-
stantially in accordance with plans on file
with the City of Anaheim, marked "Exhibits
Nos. 1 and 2, Revision No. 1," as amended
herein.
3. That a strip of land of a minimum width of
six feet shall be landscaped and said land-
scaping maintained adjacent to State College
Boulevard and Sycamore Street rights of way
abutting subject property, except for access
drives; that plans for said landscaping and
all landscaping visible from State College
Boulevard and Sycamore Street shall be
submitted to and approved by the Superintendent
of Parkway Maintenance; and that said land-
scaping shall be installed prior to final
building inspection.
4. That signs, flags, banners and displays
visible from State College Boulevard and
Sycamore Street shall be limited to one
unlighted sign of a maximum size of eight
square feet.
5. That a six-foot masonry wall shall be constructed
along the west and south boundaries of subject
property, where such wall does not exist, and
that said wall shall be constructed prior to
final building inspection, or that a bond in an
amount and form satisfactory to the City of
Anaheim may be posted with the City to guarantee
the construction of said wall along the south
boundary of subject property.

6. That any alteration of the existing structure
on subject property, including the installation
of any air conditioning facilities, shall be subject
to approval of the Development Review Board;
provided, however, that no air conditioning facili-
ties shall be placed on the roof of the existing
structure.
7. That tree wells shall be provided at approxi-
mately 40 -foot intervals in the Sycamore Street
and .State College Boulevard parkways abutting
subject property; that plans for said tree wells
and the landscaping therein shall be submitted
to and approved by the Superintendent of Parkway
Maintenance; and that said tree wells shall be
planted prior to final building inspection.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by

duly passed and adopted at a regular meeting of said City Council
held on the 3rd day of December, 1963, by the following vote of
