ORDINANCE NO. 1930
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 708 --
Series 1962-63 in Reclassification No. 62-63-95 ,
recommending an amendment to Title 18 of the Anaheim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, sur-mary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 7th day
of May , 19 63 , as the time, and the Council
Chamber in the City Hall of the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard -and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 63R-381 , finding
and determining that Title 18 of the Anaheim Municipal Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s)
63R-381 'certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
PARCEL NO. 1:
That portion of the Northwest quarter of the Northwest
quarter of Section 13, Township 4 South, Range 11 West
in the Rancho Los Coyotes, as said Section is shown on
the map recorded in Book 51, Page 11 of Miscellaneous
Maps, records of said County, described as follows:
Commencing at the Northeast corner of Tract 4261, per
map thereof recorded in Book 161, Pages 41 to 43 inclusive
of Miscellaneous Maps, records of said County; thence
North 89' 41' 15" East, along a line parallel with the
North line of said Section 13, and distant Southerly
therefrom 66.00 feet, measured at right angles, a distance
of 23.94 feet to the true point of beginning of the
boundary of the land herein described; thence, continuing
along said parallel line, North 89° 41' 15" East 283.16
feet to a line parallel with the West line of said Section
and distant Easterly 978.00 feet therefrom, measured
along said North line; thence South 0° 10' 15" East,
along said parallel line, 275.00 feet; thence
South 890 41' 15" West, parallel with said North line,
293.06 feet to the beginning of a tangent curve concave
Northeasterly and having a radius of 15.00 feet; thence
Northwesterly�� along said curve, through a central angle
of 69 06 28 a distance of 18.09 feet to the East line
of said Tract 4261; thence North 0° 10' 15" West, along
said East line, 247.41 feet to a point on a curve concave
Southeasterly and having a radius of 25.00 feet, a radial
line of said curve bears North 730 54' 38" West; thence
Northeasterly�� along said curve, through a central angle
of 73 35 53 , a distance of 32.11 feet to the true
point of beginning.
PARCEL NO. 2:
That portion of the Northwest quarter of the Northwest
quarter of Section 13, Township 4 South, Range 11 West in
the Rancho Los Coyotes, as said Section is shown on the
map recorded in Book 51, Page 11 of Miscellaneous Maps,
records of said County, described as follows:
Beginning at the point on the East line of Tract 4261, per
map thereof recorded in Book 161, Pages 41 to 43 inclusive
of Miscellaneous Maps, records of said County, distant
South 00 10' 15" East 265.35 feet from the Northeast
corner of said Tract; thence Southeasterly along the arc
of a non -tangent curve concave Northeasterly and having
a radius of 15.00 feet, from a tangent which bears
South 210 12' 37" East, through a central angle of
690 06' 28", a distance of 18.09 feet; thence tangent
to said curve, and parallel with the North line of said
Section, North 890 41' 15" East 293.06 feet to a line
parallel with the West line of said Section and distant
Easterly 978.00 feet therefrom, measured along said North
line; thence South 00 10' 15" East, along said parallel
line, 697.83 feet to the Northwesterly line of land

be changed from R -A, RESIDENTIAL -AGRICULTURAL ZONE, and C-1,
NEIGHBORHOOD -COMMERCIAL ZONE to the following zones upon the
conditions hereinafter set forth:
That Parcel No. 1 shall be changed to and incorporated
in C-1, NEIGHBORHOOD -COMMERCIAL ZONE; and
That Parcel No. 2 shall be changed to and incorporated
in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE.
That said changes of zones shall be made upon the following
conditions:
1. That the owners of subject roperty shall pay to the
City of Anaheim the sum of U5.00 per dwelling unit,
to be used for park and recreation purposes, said
amount to be paid at the time the building permit
is issued.
2. That adequate areas for trash storage, accessible to
trash -truck pickup, shall be provided as determined
and required by the Street Maintenance and Sanitation
Division of the Public Works Department, which areas
shall be enclosed by a solid fence or wall prior to
final building inspection.
3.
That subject property shall be developed substantially
in accordance with Exhibits Nos. 1, 2 and 3, as amended
herein, on file with the City of Anaheim.
4.
That plans for the development of subject property,
both the C-1 and R-3 portions, shall be subject to
approval of the Development Review Board.
5.
That a strip of land of a minimum width of six feet,
abutting the planned highway right of way line of
Lincoln Avenue and abutting the street to the west,
shall be landscaped and said landscaping maintained;
that tree wells shall be installed at 40 -foot intervals
in the parkway portion of Lincoln Avenue; that plans
for said landscaping shall be submitted to and approved
by the Superintendent of Parkway Maintenance; that
plans for said tree wells shall be subject to the
approval of the State Highway Department; and that
said landscaping and tree wells shall be installed
prior to final building inspection.
6.
That a six-foot masonry wall shall be constructed
along the southerly boundary of Parcel No. 1,
prior to final building inspection.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
