ORDINANCE NO. 1890
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 725 --
Series 1962-63 in Reclassification No. 62-63-102 ,
recommending an amendment of Title 18 of the Anaheim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as .prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 14th day of
Ma , 1963 , as the time, and the Council
Chamber in the City Ham—the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did.give all persons interested therein an opportunity
to be heard and'did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 63R-401 -3. finding
and determining that Title 18 of the Anaheim Municipal -Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s) 63R-401
, certain conditions and requirements were mac-T.e
as con itions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
'NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
• All that certain real property situated in the South-
east quarter of Section 26, in Township 4 South, Range
10 West, in the Rancho San Juan Cajon de Santa Ana, in
the City of Anaheim, as said section is shown on a map
thereof recorded in Book 51, page 10, Miscellaneous
Maps, records of said Orange County, described as
follows:
Beginning at the Northwest corner of said Southeast
quarter; thence Easterly 610.50 feet along the North
line of said Southeast quarter to the Southwesterly
line of the right of way of the Southern Pacific Rail-
road; thence South 40° 50' 45" East 793.05 feet along
said Southwesterly right of way line to the most North-
erly corner of land described in Certificate No. 6495
in the office of the Re§istrar of Titles of said Orange
County; thence South 71 35' 00" West 54.32 feet along
the Northwesterly line of the land covered by said
Certificate, to the Northwesterly corner of the land
described in deed to the State of California recorded
October 5, 1954, in Book 2834, page 192, Official Re-
cords, said point being on a curve concave Southwesterly
and having a radius of 2458.00 feet; thence Southeast-
erly 609.70 feet along said curve and along the East-
erly line of said land described in deed to the State
of California, from a tangent which bears South 40° 18'
11" East through a central angle of 14° 12' 43"; thence
tangent to said curve South 26° 05' 28" East 248.98 feet
to the beginning of a tangent curve concave Northeast-
erly and having a radius of 2042.00 feet; thence South-
easterly 131.55 feet along said curve through an angle
of 3° 41' 28" to the true point of beginning; thence
South 49° 12' 00" West 282.24 feet; thence South 40° 48'
001P East 76.64 feet to the Southeasterly line of the
land described in said Certificate No. 6495; thence North
71° 40' 00" East to the Southwesterly corner of said
State of California land; thence Northerly along the
Southwesterly line of said State of California land being
a curve concave Northeasterly and having a radius of
2042.00 feet through an angle of 5° 10' 11" a distance
of 184.25 feet to the true point of beginning;
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE, upon
the following conditions:
1. That trash storage areas shall be provided in
accordance with standard plans on file in the
Office of the Director of Public Works and
Superintendent of Streets, prior to final build-
ing inspection.
2. That a 6 -foot masonry wall shall be constructed
• along the north, west and south boundaries of
subject property, prior to final building in-
spection.
3. That tree wells shall be provided at 40 -foot
intervals in the parkway portion of the Man-
chester Avenue right of way, and that a strip
of land of a minimum width of 6 feet abutting

the Manchester Avenue property line shall be
landscaped and said landscaping maintained;
that plans for said landscaping shall be sub-
mitted to and approved by the Superintendent
of Parkway Maintenance; and that said land-
scaping shall be installed prior to final
building inspection.
4. That subject property shall be developed sub-
stantially in accordance with Exhibits Nos. 1,
2 and 3, as amended herein, on file with the
City of Anaheim.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.

do hereby certify that the foregoing Ordinance No. 1890 was intro-
duced at a regular meeting of the City Council of the City of Ana-
heim held on the 30th day of July, 1963, and that the same was
duly passed and adopted at a regular meeting of said City Council
held on the 6th day of August, 1963, by the following vote of the
members thereof:

NOES: COUNCILMEN: None
ABSENT: COUNCILMAN: Dutton
AND I FURTHER CERTIFY that the Mayor of the City of
Anaheim, approved and signed said Ordinance No;. 1890on the
6th day of August, 1963.
