AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE, CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT. -
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 648--
62-63 in Reclassification No. 62-63-75
recom,ending an amendment of Title 18 of the -IEZie—im Municip-al—
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received -
evidence and reports from persons interested therein; and

ings &qd summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Cormonnission, the City Clerk did fix the 26th day of
March 9 19 63 , as the time, and tHe —Council
_eCity Ela Tr=6the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Muraicipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim �nicipal Code; and
VHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such ptiblic hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon con8ider the recommendation of the Cit Pl&qning Commission,
and did adopt Resolution "Cs) No. (s) 6L-217 , finding
and determining that Title 18 'of the AnMe_117im municli—pa-T-tode
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion,,(s) ; and
WHEREAS, in accordance with said Resolution Qs) 63R-217
— , certain conditions and requirements were ma—Fe
as conditions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS-.
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows -

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
PORTION "A"
That portion of the west half of the northeast quarter
of the northeast quarter of Section 17, Township 4 South,
. Range 10 West, as per map recorded in Book 51, page 11,
of Miscellaneous Maps, Records of the County of Orange,
State of California, in the Rancho Los Coyotes, City of
Anaheim, County of Orange, State of California, described
as follows:
Beginning at a point in the northerly line of said west
half distant easterly along said northerly line 315.00
feet from the northwesterly corner thereof; thence
southerly parallel with the westerly line of said west
half 352.00 feet to the true point of beginning; thence
continuing southerly along said last mentioned line
341.00 feet; thence easterly parallel with the north
line of said west half to the east line of said west
half; thence north along said east line to the southerly
line of the northerly 251.00 feet of said west half;
thence westerly along said last mentioned southerly line
to its intersection with the easterly line of the
westerly 520.00 feet of said west half; thence southerly
along said last mentioned easterly line to its inter-
section with the southerly line of the northerly 489.00
feet of said west half; thence westerly parallel with
the northerly line of said west half to its intersection
with the easterly line of the westerly 377.50 feet of
said west half; thence northerly along said last men-
tioned easterly line to its intersection with the
southerly line of the northerly 352.00 feet of said west
half; thence westerly parallel with the northerly. line
of said west half 62.50 feet to the true point of begin-
ning.
PORTION "B"
That portion of the west half of the northeast quarter
of the northeast quarter of Section 17, Township 4
South, Range 10 West, as per map recorded in Book 51,
page 11, of Miscellaneous Maps, Records of the County of
Orange, State of California, in the Rancho Los Coyotes,
City of Anaheim, County of Orange, State of California,
described as follows:
The southerly 185.00 feet of the northerly 251.00 feet
of said west half,
EXCEPTING THEREFROM the westerly 520.00 feet;
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in the following zones, upon the conditions
hereinafter set forth:
That Portion "A" of the real property
shall be changed to and incorporated
FAMILY RESIDENTIAL ZONE; and
That Portion "B" of the real property
shall be changed to and incorporated
NEIGHBORHOOD -COMMERCIAL ZONE.

That said change of zones shall be made upon the following
conditions:

1. That the owners of subject property shall pay to
the City of Anaheim the sum of $25.00 per dwelling
• unit, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.
2. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as deter-
mined and required by the Street Maintenance and
Sanitation Division of the Public Works Department,
which areas shall be enclosed by a solid fence or
wall prior to final building inspection.
3. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of the
Fire Department, said fire hydrants to be installed
prior to final building inspection.
4. That the access drives shall be a minimum width of
21 feet, if adequate angle cut-offs are provided,
or a minimum width of 28 feet if no cut-offs are
provided, and said access drives shall, in all
cases, have a minimum vertical clearance of 14 feet.
5. That all buildings constructed on the R.-3 portion
of subject property shall have shake roofs.
6. That a 6 -foot masonry wall shall be constructed
along the south and east boundaries of subject pro-
perty where said property abuts single-family
residential development; and that said wall shall
be constructed prior to final building inspection.
7. That all drainage from the rear of subject property
shall be directed away from the single family
development; and that arrangements shall be made
for the drainage of subject property, and such
arrangements shall be subject to the approval of
the City Engineer.
8. That the interior walls of the proposed carports
shall be stuccoed; that enclosed storage cabinets
shall be provided along the rear wall of each car-
port; that adequate bumper guards shall be provided
to protect the interior walls of the proposed car-
ports; and that all of said items shall be completed
prior to final building inspection.
9. That a 6 -foot landscaped strip shall be provided
and maintained abutting the setback on the Lincoln
Avenue frontage; that plans for said landscaping
shall be submitted to and approved by the Superin-
tendent of Parkway Maintenance; and that said
landscaping shall be installed prior to final
building inspection.
10. That a 35 -foot building setback line shall be
0 established from the planned highway right of way
line of Lincoln Avenue.

11. That tree wells shall be installed at 40 -foot
intervals in the parkwal portion of the Lincoln
Avenue frontage; that plans for said landscaping
shall be submitted to and approved by the Super-
intendent of Parkway Maintenance; and that said
landscaping shall be installed prior to final
building inspection.
12. That subject property shall be developed substan-
tially in accordance with Exhibits Nos. 1, 2 and
3, as amended herein, on file with the City of
Anaheim, such development in accordance with the
aforementioned exhibits to be subject to the
inspection of the Development Review Division of
the Planning Department in order to insure develop-
ment in conformity with said exhibits, as amended.
SECTION 2.
The City Zoning Map shall be, and the same is hereby
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this -
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim --Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City,and thirty (30) days from and after its
final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me

was duly passed and adopted at a regular meeting of said City
Council held on the 25th day of June, 1963, by the following vote
