ORDINANCE NO. 1843
AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT
WHEREAS, the City planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. b27 --
Series 1962-63 in Reclassification No.
recomnren ung an amendment of Title 18 of the Anaheim Runicipal 9
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Manning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix. the 5th day of
March , 19 63 , as the time, and t nye—Council

a public hearing upon said proposed amendment to Title 18 of the
Anaheim. Municipal Code and change or changes of zone or zones,
and did give notice thereof" in the manner and as provided in said
Title 1.8 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all parsons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon consider the r°ecomriendation of the City planning Commission,
and did adopt Resolution fs) No. (s) 63R-1769 finding
and determining that Title 18 of the An eE Municipa. Code
should be 4�nnen,ded and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
t ion ( s ) ; and
WHEREAS, in accordance with said Resolution(s) 63R-176
, certain conditions and requirements wrere ma e
as corn itions precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOWO THEREFORE,, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS-.
SECTION 1.
That `title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
That portion of Lot 7 in Block 17 of a "Subdivision of
the South half of Section 21, in Township 4 South, Lange
10 West, San Bernardino Base and Meridian," as shown on
a map thereof recorded. in Book 1, page 33, Miscellaneous
Maps, records of said Orange County, described as follows:
Beginnin� ata point on the South line of said Lot 7,
South 89 51' 101° East 340.40 feet from the Southwest
corner thereof, said point being the Southeast corner of
the land conveyed to William L. Farrow and. wife, by deed
recorded February 27, 1948, in Book 1620, page 497,
Official Records, in the office of the County Recorder of
said Orange County; thence North 0° 33' 10" East along
the East line of said land conveyed to William L. Farrow
and. wife, 368.87 feet; thence South 89° 43' 509P East,
120 feet to a point; thence South 0° 33' 10" West 368.87
feet to a point on the South line of said lot; thence
North 89° 51' 10" West along said South line, 120 feet to
the point of beginning;
EXCEPTING THEREFROM the South 50 feet of the West 12.5
feet of the above described land;
now is R-0, ONE -FAMILY SUBURBAN ZONE, and that it be changed to
and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE, upon the
following conditions:
1. That adequate areas for trash storage, accessible
to trash -truck picrirup, shall be provided as deter-
mined and required by the Street Maintenance and
Sanitation Division of the Public Works Department,
which areas shall be enclosed by a solid fence or
wall prior to final building inspection.
2. That subject property shall be developed substan-
tially in accordance with plans on file with the
City of Anaheim, marked "E-dlibit s Nos. 1 and 2. "
3. That tree wells shall be installed in the uncemented.
portion of the Katella Avenue parkway abutting sub-
ject property; that plans for said landscaping shall
be submitted to and. approved by the Superintendent
of Parkway Maintenance; and that said. landscaping
shall be installed prior to final building inspec-
tion.
4. That a 6 -foot strip of land shall be landscaped and
said landscaping maintained, as indicated on Exhibit
No. 2 on file with the City; that plans for said
landscaping shall be submitted to and approved by
the Superintendent of Parloaay Maintenance; and. that
said landscaping shall be installed prior to final
building inspection.
5. That a 6 -foot masonry wall shall be constructed.
along the north property line prior to final build-
ing inspection.
• 6. That no combination of residential and commercial
use of the existing residential building shall be
permitted. If, however, commercial use of the
existing building is desired, said building must
be remodeled to commercial standards,and plans

for said remodeling must be submitted to and
1-0 approved by the Development Review Board.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said.
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and.
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed., published and
circulated in said Cit�r, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved. and signed by me
