AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
•
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 605,
Series 1962-63 in Reclassification No. 62-63-60
recommending an amendment of Title 18 of the An eim Mun�cipa
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
EREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, su imary of evidence and recommendation of the City
Planning Commission, the City Clerk did fig the 19th day of
February ___ a 19 63 , as the time, and the Council
Chamber in e City Hao the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Munic:i,pal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 of the Anaheim Municipal Code; and
WHIE. EAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution '�s) No. (s) 63R-148 , finding
and determining that Title 18 of the Anan.eim Municipa Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s) ; and
WHEREAS, in accordance with said Resolution(s)
63R-148 , certain conditions and requirements were mea e
as con its.,ons precedent to the making of a change or changes of
said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITE' OF ANAHEIM
DOES ORDAIN AS FOLLOWS-.
SECTION 10

That Tule 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to wit:
The southeast quarter of the southeast quarter of
the southwest quarter of Section 12, Township 4
South, Range 11 Wiest, in the Rancho Los Coyotes,
in the city of Anaheim, county of Orange, state of
• California, as per map recorded in book 51, page 11
of Miscellaneous Maps in the office of the County
Recorder of said county.
EXCEPT the southerly 253.00 feet thereof.
ALSO EXCEPT that portion condemned by the state of
California by a final order of condemnation, a
certified copy of which was recorded July 29, 1957,
in book 3989, page 163, Official Records.
now is C-1, NEIGHBORHOOD -COMMERCIAL ZONE, and that it be changed
to and incorporated in R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE,
upon the following conditions:
1. That the owner of subject property shall pay
to the City of Anaheim the sum of $25.00 per
dwelling unit to be used for park and recreation
purposes, said amount to be paid at the time the
building permit is issued.
2. That adequate areas for trash storage, accessi-
ble to trash -truck pickup, shall be provided as
determined and required by the Street Maintenance
and Sanitation Division of the Public Works
Department, which areas shall be enclosed with a
solid fence or wall prior to final building
inspection.
3. That fire hydrants shall be installed as required
and determined to be necessary by the Chief of
the Fire Department, and that said hydrants shall
be installed prior to final building inspection.
4. That subject property shall be developed substan-
tially in accordance with Exhibits Nos. 1, 2 and
3, as amended herein, on file with the City of
Anaheim.
5. That all buildings constructed on subject
property shall comply with the height limitations
of the Anaheim Municipal Code for R-3 Zones.
6. That the proposed driveway at the intersection
of Tyler Avenue and Dale Street shall be re-
designed so that there will be a minimum offset
of five feet from the "before curve radius."
7. That the interior walls of the proposed car-
ports shall be stuccoed; that enclosed storage
cabinets shall be provided along the rear wall
of each carport; that adequate auto bumper
guards shall be provided at the rear of each
carport to protect the interior walls of the
• proposed carports; and that all of said items
shall be completed prior to final building
inspection.

8. That a strip of land 45 feet in width, from the
center line of the street, along the westerly
side of Dale Avenue extending southerly from
subject property to the northerly boundary of
Lincoln Avenue, plus a 15 -foot property line
return at the corner of Dale and Lincoln
Avenues, shall be deeded to the City of Anaheim
and improved to City standards as required
by the City Engineer; and that said dedication
and improvement shall be accomplished simultane-
ously with the development of subject property.
9. That a.6 -foot masonry wall shall be constructed
along the north property line, which wall shall
be stepped down to a height of 42 inches at
Dale Avenue, to provide adequate sight distance;
and that a masonry wall shall be constructed
along the westerly boundary of subject property,
which wall shall be six feet in height above
the grade level of the property to the west
of subject property.
10. That the intersection of Kendor Drive and Tyler
Avenue shall be constructed as a modified
knuckle and improved by the owner of subject
property, the necessary plans for said construc-
tion and improvement to be prepared by the City
Engineer.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
