ORDINANCE NO, 1830
AN ORDINANCE OF THE CITY OF ANAHEIM
AMENDING TITLE 18 OF THE ANAHEIM
MUNICIPAL CODE RELATING TO ZONING,
THE CITE' COUNCIL OF THE CITE' OF ANAHEIM DOES FIND
THAT -o
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 224 --
Series 1961-62 in Reclassification No. 61-62-73 ,
recommending an amendment of Title 18 of the Anaheim Municipal
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having .received
evidence and reports from persons interested therein,, and
WHEREAS, said City Planning Commission did make findings
and summaries of its hearings and did recommend a change or changes
of zone or zones as set forth in ;aid resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 13th day of
March '19 62 , as the time, and the Council Chamber
in the City Hall of the City of Anaheim as the place, for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as prodded in
said Title 18 of the Anaheim Municipal Code,, and
WHEREAS, at the time and place fined for said public
hearing, the City Council did hold and conduct such public hearing
and did give all persons interested therein an opportunity to be
heard and did receive evidence and reports, and did thereupon
consider the recommendation of the City Planning Commission, and
did adopt Resolution (s) No. (s) 62R-219 , finding
and determining that Title 18 of the Anaheim Municipal Code should
be amended and that a change or changes in the boundaries of said
zone or zones should be made as set forth in said resolution(s)9
and
WHEREAS, in a,rcordance with said Resolution (s)
_62R-219 , certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones,, and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with,,

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such.change or changes
as follows:
That all of the area situated in the City of Anaheim,
County of Orange, ;tate of California, described as follows,
to wit:
That portion of the west half of the west half of the
southwest quarter of the southwest quarter of section
12, Township 4 South, Range 11 gest, in the Rancho Los
Coyotes, city of Anaheim, county of Orange, state of
California, as per map recorded in book 51 page 11 of
Miscellaneous Maps, in the office of the county recorder
of said county, lying northerly of a line bearing South
890 31x 4511 East from a point on the West line of said
section 12, North 0° 12f 1511 West 765„00 feet from the
southwest corner of said section 12.
EXCEPT that portion thereof lying northerly of the fol-
lowing described line: Beginning at a point on the
West line of said section, southerly 97.25 feet from the
northwest corner of said west half, thence easterly
in a direct line to a point on the East line of said
West half, southerly 97.25 feet from the northeast
corner of said West half.
ALSO EXCEPT that portion thereof described in the deed
to the State of California, recorded. May 28, 1941,
in book 1093 page 534 of Official Records.
now is R -A, RESIDENTIAL -AGRICULTURAL, ZONE and that it be changed
to and incorporated.in C-1, NEICTHBORHOOD-COMMERCIAL, ZONE subject
to the following conditions:
I. That subject property shall be developed sub-
stantially in accordance with plans marked
"Exhibits Nos. 1 and 211 on file with the City
of Anaheim.
2. That a 6 -foot masonry wall shall be constructed
along the northerly and easterly boundaries of
subject property, except for the area occupied
by the existing residence, and that said wall
shall be constructed prior to final building
inspection.
3. That the existing residence on subject property
shall be used for residential purposes only,
with no combined residential and commercial use
permitted.
4. That the existing residence on subject property
shall be removed at such time as the residential
use thereof is discontinued, at which time a
6 -foot masonry wall shall be constructed on the
easterly boundary of the area occupied by said

residence, thereby providing a continuous block
wall along the entire easterly boundary of sub-
ject property.
5. That a landscaped strip of a minimum width of
6 feet shall be provided and maintained along
the entire frontage of subject property; that
plans for said landscaping shal-1 be submitted
to and approved by the Superintendent of
Parkway Maintenance and that said landscaping
shall be installed prior to final building
inspection.
6. That adequate areas for trash storage, acces-
sible to trash --truck pickup, shall be provided
as determined and required by the Street Main-
tenance and Sanitation Division of the Public
Works Department, which areas shall be enclosed
by a solid fence or wall prior to final building
inspection.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the
City Engineer is hereby directed to prepare a sectional
zoning map to be added to the City Zoning Map showing the
changes hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage, it shall take effect and be in full force.
