AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT:
WHEREAS, the City planning Commission of the City of
Anaheim diad heretofore duly pass and adopt Resolution No. 520 --
Series 1962-63 in Reclassification No. 62-63-36 8
recommen 3 -nig an amendment of Title 18 of the Air eim Municipal -
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
AREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend a change
or changes of zone or zones as set forth in said resolution; and
- WHEREAS, upon receipt of said resolution, report of
finding, summary of evidence and recommendation of the City
Planning CoTmmission, the City Clerk did fig the 4th day of

a public hearing upon said proposed amendment to `title 18 of the
Anaheim Municipal Coda and change or changes of zone or zones,
and dld give notice thereof in the manner and as provided in said
Title 1.8 of the Annabeim Municipal Code; and
WHIEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all parsons interested therein an opportunity
to be heard and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 62R-1045 , finding
and determining that Title 18 of the An) ,ieim Municipa Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s) 62R-1045
certain conditions and requirements were

said zone or zones; and
WHEREAS, all conditions precedent to said change or
changes of zonae or zones have been complied. with;
NOWO THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS

SECTION to
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Daps showing such change or changes
as follows-.

That all of the area situated in the City of .Anaheim,
County of Orange, State of California, described as follows, to wit:
Parcel A.
The West 3 acres of the East half of the South half of
the Southwest quarter of the Southwest quarter of Section
• 13, Township 4 South, Range 11 West, in the Rancho Los
Coyotes, as shown on a map recorded in Book 51, page 7 of
Miscellaneous Maps, records of Orange County, California.
Excepting therefrom the South 303.00 feet.
Parcel B.
The North 235.52 feet of that portion of the South half
of the Southwest quarter of the Southwest quarter of Sec-
tion 13, Township 4 South, Range 11 West, in the Rancho
Los Coyotes, as shown on a map recorded in Book 51, page
.11 of Miscellaneous Maps, records of Orange County,
California, lying Westerly of the following described line:
Beginning at a point in the South line of said Section 13,
said point being located 464.20 feet Easterly of the
Southwest corner of said Section 13; thence North 660.15
feet alonb a line parallel to the West line of said Section
13, to a point in the North line of the South half of the
Southwest quarter of the Southwest quarter of said Section
13.
Excepting therefrom i:he West 399.00 feet.
now is R -A. RESIDENTIAL -AGRICULTURAL ZONE and C-1, NEIGHBORHOOD -
COMMERCIAL ZONE, and that it be changed to and incorporated in
R-3, MULTIPLE -FAMILY RESIDENTIAL ZONE, upon the following con-
ditions:
1. That the owner of subject property shall pay to the
City of Anaheim the sum of $25.00 per dwelling unit,
to be used for park and recreation purposes, said
amount to be paid at the time the building permit
is issued.
2. That adequate areas for trash storage, accessible
to trash -truck pickup, shall be provided as deter-
mined and required by the Street Maintenance and
Sanitation Division of the Public Works Department,
which areas shall be enclosed by a solid fence or
wall prior to final building inspection.
3. That fire hydrants shall be installed as required and
determined to be necessary by the Chief of the Fire
Department of the City of Anaheim.
4. That a modified cul-de-sac shall be provided on
Eldorado Street prior to final building inspection,
and that said cul-de-sac shall be subject to the
approval of the City Engineer.
5. That subject property shall be developed substantially
in accordance with plans narked "Exhibits Nos. 1, 2,
• 3, 4, 5, 6 and 7," on file with the City of 'Tiaheirfi,
with the exception that the covered parking spaces
shall be increased to a minimum of 90 as required by
the Anaheim Municipal Code.

6. That the access drives adjacent to, but outside of
subject property, along the south and west property
lines, shall be paved as indicated on the Plot.
Plans, prior to final building inspection.
7. That a 6 -foot masonry wall shall be constructed
along the east and north boundaries of subject pro-
perty where said property abuts single-family resi-
dential property, the height of which wall shall be
measured from the finished grade of the R-1 property.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me

bers thereof:

AND I FURTHER CERTIFY, that the Mayor of the City of
