AN ORDINANCE OF THE CITY OF ANAHEIM
AMENDING TITLE 18 OF THE ANAHEIM
MUNICIPAL. CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CI1Y.OF ANAHEIM DOES FIND
THAT-.
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No,
Series 1262-6,3 in Reclassification No. 62-63 ,
recommending an amendment of Title 18 of the Anaheim Municipa
Code,and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public -hearing thereon in the manner and as prescribed in said
Title I& of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after la�,r>ng received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make findings
and summaries of its hearings and did recommend a change or changes
of zone or zones as set fo-rth ir: ;aid resolutions and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation•. of the City
Planning Commission, the City Clerk did fix the 21st day of
August , 19 62 , as the time, and the CounZrl.Chamber
n theity mall of th_ity of Anaheim as the place, for a
public hearing upon said proposed amendment to Title 18 of the
Anaheim 1unicipal Code, an -d change or changes of zone or zones,
and did give notice thereof in the manner and as provided in
said Title 18 of the Anaheim Municipal Code, and
WHEREAS, at the time and place fixed for Said publ-ic
hearing, the City Council did hold and conduct such public =--:wring,
and did give all persons interested therein, an opportunity to be
)heari and 'slid receive evidence and reports, and .d:id thereupon
considor,the recommendation of the City Planning Commission, and
djA adopt Resolution (s) No, (s) 62R-758. , finding,
and determining that Title 1$ of the Anaheim Munidip l Code should.:'
b+i tr"tnc ed and that a change or changes in the boundaries of :said
zoife°:or zones should be made as set forth in said resolution(s);
and

62R-78 , certain conditions and requirements were ;aRe
as conditions precedent to the making of a change or changes of
said zone or zones; and

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating to
Zoning be, and the same is hereby, amended by changing the boundaries
of the zones set forth in said Title 18 by adopting a sectional
Zoning Map or Maps showing such change or changes as follows:
That all of the area situated in the City of. Anaheim,
County of Orange, State of California, described as follows, to wit:
That portion of the Southeast quarter of the North-
east quarter of Section 13, Township 4 South, Range 10
West, in the Rancho San Juan Cajon de Santa Ana, as
shown on a Map recorded in Book 51, page 10 of
Miscellaneous Maps, records of Orange County,
California, and that portion of Lot 25 of Tract No.
3796, as shown on a Map recorded in Book 143, pages
10 and 11 of Miscellaneous Maps, records of Orange
County, California, described as follows;
Beginning at the Southwest corner of Lot 24 of
said Tract No. 3796, thence South 86° 46, 08" East
along the Southerly line of Lots 24 and 25 of said
Tract No. 3796, a distance of 1.3.17 feet; thence
North 00 101 15" East 107.82 feet to a point on the
Southerly line of Lizbeth Avenue, as shown on said
Map of Tract No. 3796, distant South 890 491 45" East
143.00 feet from the Northwest corner of said Lot 24;
thence South 890 49t 45" East along said Southerly
line a distance of 129.50feet; thence
South 00 lot 15" West 114074 feet; thence
South 860 46, o8" East 12.10 feet to the North-
westerly prolongation of the Southerly line of Lot
26 of said Tract No. 3796; thence South 7610 59' 4511
East 80.30 feet to an angle point in the Southerly
line of Lot 27 of said Tract No. 3796; thence
South 00 031 05" west 45.00 feet to the center line
of Wagner Avenue, as shown on said Map of Tract No.
3796; thence North 890 561 55" West 362.91 feet
along said center line to -the Southerly prolongation
of the Westerly line of said Lot 24; .thence
North 0° 09t 09" East 78.80 feet to the point of
beginning. -
EXCEPTING THEREFROM all that portion of said land
included within the East half of the .Southeast quarter
of the Southeast quarter of the Northeast quarter of
said Section 13.
ALSO EXCEPTING THEREFROM all that portion of said
land conveyed to the State of California by deed
recorded December 14, 1961.
now is R -A, RESIDENTIAL -AGRICULTURAL ZONE, and that it be changed
to and incorporated in R-1, ONE -FAMILY -RESIDENTIAL ZONE, upon the
following conditions:
it 1. That driveways shall be constructed on Lizbeth
Avenue as required by the City Engineer and in
accordance with standard plans and specifications
on file in the Office of the City Engineer; and
that said driveways shall be constructed prior to
final building inspection.

2. That the owner of subject property shall pay to
the City of Anaheim the sum of $25 per dwelling
unit, to be used for park and recreation purposes,
said amount to be paid at the time the building
permit is issued.
3. That a Record of Survey, in accordance with
Exhibit No. 1 on file with the City of Anaheim,
shall be recorded in the Office of the County
Recorder of Orange County prior to the issuance
of a building permit.
4. That a 6 -foot masonry wall shall be constructed along
the south boundary of subject property prior to
final inspection of any buildings constructed.on
subject property.
5. That the _existing guest house on subject property
shall be 'relocated as requested by the petitioner;
provided, however, that the new location shall
conform to all Code requirements, and that said
house shall be subject to inspection by the Build-
ing Department prior to final inspection of.any
buildings'proposed to be constructed on,subject
property.
6. That plans for any proposed dwelling units to be
constructed on subject property shall be approved
by the Architectural Control Committee prior to
the issuance of a building permit.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded from
the zone in which it is now situated, and incorporated in and
made a part of the zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be
added to the City Zoning Map showing the changes hereby approved
and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
