Request: The applicant requests approval of the
following land use entitlements: (i) a conditional use
permit to construct a new 4,162 sq. ft. express carwash
with ancillary vacuums, (ii) a variance for reduced
landscape setbacks, and (iii) an administrative
adjustment for increased building height.
Environmental Determination: The Planning
Commission will consider whether the proposed action
is Categorically Exempt from the requirements to
prepare additional environmental documentation per
California Environmental Quality Act (CEQA)
Guidelines, Section 15303, Class 3 (New Construction
or Conversion of Small Structures).

encumbered by the footings or
retaining portions of the block wall.
The landscape material shall be
installed prior to final building
inspection”.

Request: The applicant requests approval of the
following land use entitlements: (i) a conditional use
permit to construct and operate a 3-story, 26,538 sq. ft.,
47-room convalescent facility and exceed the maximum
floor area ratio; and (ii) a tentative parcel map to
subdivide a 1.57-acre parcel into 2 lots separating the
proposed convalescent facility on its own 0.67-acre lot
from the existing commercial center.
Environmental Determination: The Planning Commission
will consider whether the proposed action is Categorically
Exempt from the requirements to prepare additional
environmental documentation per California Environmental
Quality Act (CEQA) Guidelines, Section 15332, Class 32
(Infill Development).

Location: Citywide
Request: A City-initiated amendment to Title 18 (Zoning)
of the Anaheim Municipal Code modifying Section
18.38.125 (Emergency Shelter and Recuperative
Care/Medical Respite) of Chapter 18.38 (Supplemental
Use Regulations) to allow transitional and supportive
housing to co-locate with an Emergency Shelter, subject to
the approval of a conditional use permit.
Environmental Determination: The Planning Commission
will consider whether the proposed action is exempt from
the requirements to prepare additional environmental
documentation per California Environmental Quality Act
(CEQA) Guidelines, Section 15060(c)(2), in that the
activity will not result in a direct or reasonably foreseeable
indirect change in the environment.
