A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM APPROVING AN AMENDMENT TO THE LAND
USE ELEMENT OF THE ANAHEIM GENERAL PLAN DESIG-
NATED AS AMENDMENT NO. 242, EXHIBIT "A."
WHEREAS, the City of Anaheim, pursuant to the
recommendations of the Planning Commission of the City of Anaheim,
adopted a General Plan for the City of Anaheim; and
WHEREAS, on the 23rd day of May, 1988, the City Planning
Commission of the City o£ Anaheim did hold a public hearing to
consider a General Plan Amendment. The General Plan Amendment
does consider changing the land use designation for the area of
land consisting of approximately 591 acres, bounded on the west by
the Highlands at Anaheim Hills, on the north by Sycamore Canyon
and on the south and east by the Irvine Company property and
further described as The Summit of Anaheim Hills Community
(formerly Oak Hills Ranch); and
WHEREAS, at said public hearing, the City Planning
Commission did duly adopt its Resolution No. PC88-136 containing a
report of its findings, a summary of the evidence presented at
said hearing, and recommending that said Amendment to the General
Plan designated as Amendment No. 242 be adopted by the City
Council changing the land use designation for the aforedescribed
area in accordance with Exhibit "A"; and
WHEREAS, upon receipt of said Resolution, summary of
evidence, report of findings and recommendations of the City
Planning Commission, the City Council did fix the 14th day of
June, 1988, as the time, and the City Council Chamber in the Civic
Center as the place for a public hearing on said proposed
Amendment No. 242 and did give notice thereof in the manner and as
provided by law; and
WHEREAS, the City Council did duly hold and conduct such
public hearing and did give all persons interested therein an
opportunity to be heard, and did receive evidence and reports and
did consider the recommendations of the City Planning Commission;
and
WHEREAS, the City Council does find and determine that
Amendment No. 242 changing the land use designation in tile
aforedescribed area in accordance with Exhibit "A" on file with
the City should be approved.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that Amendment No. 242 to the General Plan
changing the land use designation for the aforedescribed area in
accordance with Exhibit "A" on file with tile City be, and the same
is hereby, approved changing the land use designation for said
area as follows:
1. Development Area 103 (north of Oak Hills Drive, east
Serrano Avenue) from Hillside Low-Medium to Medium Density
Residential land uses for a total of 197 units.

2. Consolidate Development Areas 105 and 106 with
Development Area 104 and create a new Development Area 104 with a
designation of Hillside Medium Density Residential which would
permit a total of 191 units; and Development Area 105 with a
designation of Hillside Low-Medium Density Residential which would
permit a total of 176 units.
3. The Open Space area adjacent to and west of said
Development Areas would shift due to said reconfiguration of land
uses, retaining the overall 169 acres of open space for subject
property.
BE IT FURTHER RESOLVED that said General Plan Amendment
is approved subject to the following conditions:
1. That the approval of the subject amendment does not
guarantee the development of 2,117 dwelling units, but provides
for a range of from 0 to 2,117 dwelling units. The actual number
of units shall be determined in connection with the consideration
of the Planned Community (PC) Zoning and subdivision approval.
Z. That the future developments within the subject
amendment area shall conform with all requirements of the Anaheim
Municipal Code Title 18 Zoning (i.e. setbacks, parking, building
heights, etc.).
3. That the future developments within the subject
amendment area shall conform with ali requirements of the Anaheim
Municipal Code Title 17 - Land Development and Resources (i.e.
grading, subdivision, etc.).
4. That the applicant shall establish a mechanism to
provide on-going monitoring and transmittal of information to the
City concerning fiscal impact of future developments within the
subject amendment area.
BE IT FURTHER RESOLVED that the Planning Department be,
and it is hereby, instructed to amend the General Plan Map to
conform to General Plan Amendment No. 242 as herein adopted and
approved.
THE FOREGOING RESOLUTION is approved and adopted by the
City Council of the City of Anaheim this 14th d_ay of June, 1988.
