AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELAT-
ING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND
THAT
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt Resolution No. 839 --
Series 1963-64 in Reclassification No. 63-64-2 ,
recommending an amendment to Title 18 of the Anaheim Municipa
Code and a change or changes in the boundaries of the zone or
zones hereinafter mentioned and described, after having held a
public hearing thereon in the manner and as prescribed in said
Title 18 of the Anaheim Municipal Code to consider such proposed
change or changes of zone or zones, and after having received
evidence and reports from persons interested therein; and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearing and did recommend a change or
changes of zone or zones as set forth in said resolution; and
WHEREAS, upon receipt of said resolution, report of
findings, summary of evidence and recommendation of the City
Planning Commission, the City Clerk did fix the 271--h day
of August , 19 63 as the time, and the Council
Chamber in the City Hall of the City of Anaheim as the place, for
a public hearing upon said proposed amendment to Title 18 of the
Anaheim Municipal Code and change or changes of zone or zones,
and did give notice thereof in the manner and as provided in said
Title 18 o- the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing, the City Council did hold and conduct such public hear-
ing and did give all persons interested therein an opportunity
to be heard -and did receive evidence and reports, and did there-
upon consider the recommendation of the City Planning Commission,
and did adopt Resolution (s) No. (s) 63R-712 , finding
and determining that Title 18 of the Anaheim Municipa Code
should be amended and that a change or changes in the boundaries
of said zone or zones should be made as set forth in said resolu-
tion(s); and
WHEREAS, in accordance with said Resolution(s) 631et-712
certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones and
WHEREAS, all conditions precedent to said change or
changes of zone or zones have been complied with;
NOW, LHERE.FORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such change or changes
as follows:

That all of the area situated in the City of Anaheim,
County of Grange, State of California, described as follows, to

PAI CEL 1:
The Easterly 132.50 feet of the Northeast quarter of
the Northwest quarter of the Northeast quarter of
Section 13, Township 4 South, Range 11 West, in the
Rancho Los Coyotes, in the City of Anaheim, as said
section is shown on a map recorded in Book 51, page
11, Miscellaneous Maps, records of said Orange County.
EXCEPT the north 66.00 feet thereof.
PARCEL 2:
The North half of the Northeast quarter of the North-
east quarter of Section 13, Township 4 South, Range 11
West, in the Rancho Los Coyotes, in the City of
Anaheim, as said section is shown on a map recorded in
Book 51, page 11, Miscellaneous Maps, records of said
Orange County.
EXCEPT the North 66.00 feet thereof.

ALSO EXCEPTING THE11,EFRGM that portion that is included
within a strip of land 70.00 feet in width, lying
30.00 feet Northerly and Northwesterly, and 40.00 feet

Commencing at the center line intersection of Lincoln
Avenue and Magnolia Street; as said intersection is
shown in County Surveyor's Transit Book 108, page 49,
on June 14, 1957, on file in the County Surveyor's
Office of Orange County; thence South 890 25' 10" West
along said center line of Lincoln Avenue 686.95 feet
to the true point of beginning; thence South 13° 25' 10"
lest 116.60 feet to the beginning of a curve tangent,
concave Northwesterly and having a radius of 780.00
feet; thence Southwesterly along said curve through a
central angle of 63° 24' 20" an arc distance of 863.18
feet to a line tangent; thence South 760 49' 30" West
along said tan-ent line 237.50 feet to the beginning of
a curve tangent, concave Northerly and having a radius
of 1000.00 feet; thence Westerly alone said curve
throu-h a central angle of 12° 34' 10� an arc distance
of 21§.39 feet to a line tangent; thence South 89° 23'
40" 'Hest alon ; said tangent line, 907.87 feet to a
point on the venter line of Dale Street, distant there-

to and incorporated in C-1, NEIGHBORHOOD -COMMERCIAL ZONE, upon
the following conditions:
1. That s-dewalks and driveways shall be installed
along Lincoln Avenue as required by the City

En-7ineer and in accordance with standard plans
and specifications on file in the Office of the
City Engineer, prior to final building; inspection.
2. That trash storage areas shall be provided in
accordance with approved. plans on file in the
Office of the Director of Public Works and Super-
intendent of Streets, prior to final building
inspection.
3. That fire hydrants shall be installed as required
and. determined. to be necessary by the Chief of the
Fire Department, said fire hydrants to be in-
stalled prior to final building inspection.
4. That subject property shall be developed substan-
tially in accordance with plans and specifications
on file with the City of Anaheim, marked "Exhibits
Nos. 1, 2 and 3, `Revision No. I"; provided, however,
that a driveway of a minimum width of 30 feet shall
be incorporated to provide access to the rear of
subject property.
5. That a 10 -foot strip of land shall be landscaped
and said landscaping maintained, as indicated on
Exhibit No. 1, Prevision No. l; that plans for said
landscaping shall be submitted to and approved by
the Superintendent of Parkway Maintenance; and
that said landscaping; shall be installed. prior to
final bui.ldin; inspection.
6. That tree wells shall be provided at approximately
40 -foot intervals in the Lincoln Prvenue parkway
abutting subject property; that plans for said tree
wells and. the landscapin- therein shall be submitted
to and approved by ttie Superintendent of Parkway
lairtenance 5 and that said tree wells shall be
planted pr' -or to final building inspection.
7. That any isUture development of subject property
shall be subject to review by the Development Review
Board;provid.ed., however, that all structures shall
be limited to one story in height within 150 feet
of any existing It -1, One -Family Residential Zone, or
as an alternative, all v,— ows allowing visual in-
trusion into an R-1 Zone shall be deleted.
IS. That all air conditioning facilities shall be con-
ta_+_ned within the building; or properly shielded from
vieti:,Y.
SECTION 2.
The City Zoning; Map shall be, and the same is hereby,
�--Taended, and the property above described shall be excluded from
the zone in which it is now s-s_tuated, and incorporated in and
made a part o the .zone or zones as above set forth, and said
City Zoning Map as amended is hereby adopted and the City Engineer
is hereby directed. to prepare a sectional zoning map to be added
to the City %onincr Map showing the changes hereby approved and
ad.opted..

SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and. shall cause the sarne to be printed once within
fif:teen (15) days after its adoption, in the Anaheim Bulletin,
u newspaper of general circulation, printed, published. and
circulated -gin said City, and thirty (30) days from and after
