AN ORDINANCE OF THE CITY OF ANAHEIM
AMENDING TITLE 18 OF THE ANAHEIM
MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Planning Commission of the City of
Anaheim did heretofore duly pass and adopt a resolution in each
of the hereinafter numbered reclassifications, recommending
amendments to Title 18 of the Anaheim Municipal Code and changes
in the boundaries of the zones hereinafter mentioned and de-
scribed, after having held public hearings thereon in the manner
and as prescribed in said Title 18 of the Anaheim Municipal Code
to consider such proposed changes of zones, and after having
received evidence and reports from persons interested therein;
and
WHEREAS, said City Planning Commission did make find-
ings and summaries of its hearings and did recommend changes of
zones as set forth in said resolutions; and
WHEREAS, upon receipt of said resolutions, reports of
findings, summaries of evidence and recommendations of the City
Planning Commission, the City Clerk did fix the 1st day of
December, 1964, as the time, and the Council Chamber in the City
Hall of the City of Anaheim as the place, for public hearings
upon said proposed amendments to Title 18 of the Anaheim Munici-
pal Code and changes of zones, and did give notice thereof in
the manner and as provided in said Title 18 of the Anaheim
Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearings, the City Council did hold and conduct such public
hearings and did give all persons interested therein an oppor-
tunity to be heard and did receive evidence and reports, and did
thereupon consider the recommendations of the City Planning
Commission, and did adopt a resolution in each reclassification
proceeding, finding and determining that Title 18 of the Anaheim
Municipal Code should be amended and that changes in the bounda-
ries of said zones should be made as set forth in said resolu-
tions.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1•
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional Zoning Map or Maps showing such changes as follows:
That all of the property and area situated in the
City of Anaheim, County of Orange, State of California, more
particularly hereinafter described under separate reclassifica-
tion numbers, be changed from the zones in which it is now
incorporated to the zone indicated for the specific area under
each reclassification. Said property is described and
designated as follows:

RECLASSIFICATION NO. 64-65-42
That portion of the Southwest quarter of the Southwest
quarter of Section 8, in Township 4 South, Range 10 West,
in the Rancho Los Coyotes, as shown on a map thereof
recorded in Book 51, page 7, et seq., Miscellaneous
Maps, records of said Orange County, described as follows:
Beginning at a point in the South line of said South-
west quarter of the Southwest quarter distant thereon
296 feet West of the Southeast corner of said South-
west quarter of the Southwest quarter, said point
being also the Southwest corner of the land conveyed
to Fred C. Piepenbrink and wife, by deed recorded
August 23, 1946, in Book 1432, page 236, Official
Records, in the office of the County Recorder of said
Orange County, and running thence Northerly along the
Westerly line of said land conveyed to Piepenbrink,
352 feet to an angle point therein; thence Westerly
along the line of said land conveyed to Piepenbrink,
96 feet to the Westerly line of the land conveyed to
C. J. Webber and wife, by deed recorded May 8, 1928,
in Book 160, page 138, Official Records, in the office
of the County Recorder of said Orange County; thence
Southerly along the Westerly line of said land
conveyed to Webber, 352 feet to the Southwesterly
corner thereof; thence Easterly 96 feet to the point
of beginning.
EXCEPTING THEREFROM the South 40 feet thereof, as con-
veyed to the state of California, in deed recorded
August 2, 1955, in Book 3159, page 92, Official
Records, in the office of the County Recorder of said
Orange County.
That said property be changed from R -A, RESIDENTIAL -
AGRICULTURAL ZONE to C-1, NEIGHBORHOOD -COMMERCIAL ZONE.
RECLASSIFICATION NO. 64-65-44
PARCEL ONE:
That portion of the Northeast quarter of the South-
east quarter of Section 7, Township 4 South, Range 10
West, in the Rancho Los Coyotes, as shown on a Map
recorded in Book 51, page 10 of Miscellaneous Maps,
records of Orange County, California, described as
follows:
Beginning at the point on the Easterly line of said
Section 7, said point being South 0° 16' 10" East
1,174.37 feet from the intersection of said Easterly
line with the center line of Crescent Avenue; thence
South 890 01' 42" West, 248.79 feet; thence
South 0° 16' 23" East 67 feet; thence North 89° 01' 42"
East 248.79 feet to said Easterly line; thence
Northerly along said Easterly line to the point of
beginning.
Excepting therefrom the Easterly 60 feet lying within
the right of way of Brookhurst Street.

That portion of the Northeast quarter of the Southeast
quarter of Section 7, Township 4 South, Range 10 West,
in the Rancho Los Coyotes, as shown on a Map recorded
in Book 51, page 10 of Miscellaneous Maps, records of
Orange County, California, described as follows:
Beginning at the point on the Southerly line of the land
described in deed to Marion Schlund Lindsey, recorded
April 4, 1956 in Book 3462, page 176 of Official Records
distant South 89° 01' 42" West 248.79 feet from the South-
east corner of said land, said Southeast corner being on
the Easterly line of said Section 7, distant South
0° 16' 10" East 1174.37 feet from the intersection of
said Easterly line with the center line of Crescent
Avenue, as said intersection is shown and referenced
"fd R.R. Spike" on the Map filed in Book 41, page 26 of
Record of Surveys, in the office of the County Recorder
of Orange County, California; thence South 0° 16' 23"
East 67.00 feet; thence North 89° 01' 42" East parallel
with said Southerly line 248.79 feet to said Easterly
line; thence South 00 16' 10" East 68.28 feet to the
Northerly line of Tract No. 1569, as shown on a Map

Range 10 West, in the Rancho Los Coyotes, as shown on
a Map recorded in Book 51, page 10 of Miscellaneous
Maps, records of Orange County, California.
Excepting the Easterly 40 feet lying within the right
of way of Brookhurst Street and the Southerly 40
feet lying within the right of way of Katella Avenue.
Also excepting therefrom that portion described as
follows:
Beginning at the intersection of the center
Brookhurst Street and Katella Avenue; thence
North 0° 21' 08" West along said center line
Brookhurst Street a distance of 63.80 feet;

as shown on a Map recorded in Book 51, page 10
of Miscellaneous Maps, records of Orange County,
California.
Excepting the Northerly 50 feet lying within
the right of way of Ball Road and the Easterly
60 feet of the Northerly 230 feet of said North-
east quarter lying within the right of way of
Brookhurst Street.
Also excepting the Southerly 50 feet of the
Northerly 280 feet of the Easterly 50 feet
of said Northeast quarter and the triangular
parcel described in Parcel 3 of deed recorded
April 5, 1955 in Book 3021, page 37 of said
Official Records.
That said property be changed from R -A, RESIDENTIAL -
AGRICULTURAL ZONE to C-1, NEIGHBORHOOD -COMMERCIAL ZONE.

Excepting therefrom the Northerly 32 feet lying
within the right of way of Orange Avenue and
the Easterly 60 feet lying within the right of

That said property be changed from C-3, HEAVY -COMMERCIAL
ZONE to C-1, NEIGHBORHOOD -COMMERCIAL ZONE.

Excepting therefrom the Easterly 60 feet lying

The Westerly 263.60 feet of the North 112 feet of the
South half of the Northeast quarter of the Northeast
quarter of the Southeast quarter of Section 18,
Township 4 South, Range 10 West, in the Rancho Los
Coyotes, as shown on a Map recorded in Book 51,
page 10 of Miscellaneous Maps, records of Orange
County, California.
PARCEL THREE:
The Northerly 100 feet of the Southerly 219.15 feet
of the South half of the Northeast quarterof the
Northeast quarter of the Southeast quarter of
Section 18, Township 4 South, Range 10 West, in
the Rancho Los Coyotes, as shown on a Map recorded
in Book 51, page 10 of Miscellaneous Maps, records
of Orange County, California.
Excepting therefrom the Easterly 55 feet lying
within the right of way of Brookhurst Street.
PARCEL FOUR:
The Southerly 119.15 feet of the South one half of
the Northeast quarter of the Northeast quarter of the
Southeast quarter of Section 18, Township 4 South,
Range 10 West, in the Rancho Los Coyotes, as shown
on a Map recorded in Book 51, page 10 of Miscel-
laneous Maps, records of Orange County, California.
Excepting therefrom the Easterly 60 feet lying within
the right of way of Brookhurst Street.
That said property be changed from R -A, RESIDENTIAL -
AGRICULTURAL ZONE to C-1, NEIGHBORHOOD -COMMERCIAL ZONE.
RECLASSIFICATION NO. 64-65-50
That portion of the Southwest quarter of the
Northwest quarter of Section 7, Township 4 South,
Range 10 West, S.B.B. & M., described as follows:

Beginning at the Southeast corner of said South-
west quarter; thence Northerly along the Easterly
line thereof 229.99 feet; thence Westerly parallel
with the South line of said Southwest quarter
121.53 feet; thence at right angles Southerly
229.98 feet to said South line; thence Easterly
along said South line 118.79 feet to the point
of beginning.
Excepting therefrom the Southerly 30 feet lying
within the right of way of Crescent Avenue.
That said property be changed from R -A, RESIDENTIAL -
AGRICULTURAL ZONE to R-1, ONE -FAMILY RESIDENTIAL
ZONE.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended, and the property above described shall be excluded
from the zone in which it is now situated, and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map as amended is hereby adopted and the City
Engineer is hereby directed to prepare a sectional zoning map
to be added to the City Zoning Map showing the changes hereby
approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption, in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and signed by me
