AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE ZONING MAP REFERRED TO IN TITLE 18 OF THE
ANAHEIM MUNICIPAL CODE RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC83-6 determining that a change or changes in the zone or
zones hereinafter mentioned and described should be made as
hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the Zoning Map referred to in Title 18 of the
Anaheim Municipal Code be, and the same is hereby, amended by
rezoning and reclassifying that certain property situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
BEGINNING AT THE NORTHEASTERLY CORNER OF THE WESTERLY
4,500 ACRES OF THE FOLLOWING DESCRIBED PARCEL OF LAND:
BEGINNING AT THE NORTHEASTERLY CORNER OF LOT 28 OF
"ANAHEIM EXTENSION" AS SHOWN ON A MAP MADE BY WILLIAM
HAMMEL, ON FILE IN THE OFFICE OF THE COUNTY RECORDER OF
LOS ANGELES COUNTY, CALIFORNIA; THENCE WESTERLY ALONG
THE NORTHERLY LINE OF SAID LOT, 786.90 FEET TO A POINT
378.75 FEET EASTERLY OF THE NORTHWESTERLY CORNER OF
SAID LOT 28; THENCE SOUTHERLY, PARALLEL TO THE WESTERLY
LINE OF SAID LOT, 442 FEET; THENCE EASTERLY PARALLEL TO
THE NORTHERLY LINE OF SAID LOT, 786.90 FEET TO A POINT
ON THE EASTERLY LINE OF SAID LOT; THENCE NORTHERLY
ALONG SAID EASTERLY LINE 442 FEET TO THE POINT OF
BEGINNING.
THENCE FROM SAID POINT OF BEGINNING NORTH 740 27' 39"
EAST, ALONG THE NORTHERLY LINE OF SAID LOT 28,
IDENTICAL WITH THE CENTERLINE OF VERMONT AVENUE
(FORMERLY BROAD STREET) A DISTANCE OF 58.60 FEET MORE
OR LESS TO THE WESTERLY LINE OF THE EASTERLY 284.75
FEET OF SAID LOT 28; THENCE SOUTH 15° 48' 00" EAST,
ALONG SAID WESTERLY LINE, 204.50 FEET; THENCE SOUTH 74°
27' 30" WEST, PARALLEL WITH SAID CENTER LINE OF VERMONT
AVENUE, 59.26 FEET, MORE OR LESS, TO A POINT ON THE
EASTERLY LINE OF THE AFORESAID WESTERLY 4,500 ACRES;

EASTERLY LINE 204.50 FEET TO THE POINT OF BEGINNING.

OF WAY OF VERMONT AVENUE.
into the "RM -1200" RESIDENTIAL, MULTIPLE -FAMILY ZONE, subject to the
following conditions:
1. That sidewalks shall be installed along Vermont Avenue as
required by the City Engineer and in accordance with standard plans
and specifications on file in the office of the City Engineer.
2. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Executive Director
of Public Works.
3. That subject property shall be served by underground
utilities.
4. That drainage of subject property shall be disposed of in
a manner satisfactory to the City Engineer.
5. That the owner of subject property shall pay to the City
of Anaheim the appropriate park and recreation in -lieu fees as
determined to be appropriate by the City Council, said fees to be
paid at the time the building permit is issued.
6. That the owner(s) of subject property shall pay the
traffic signal assessment fee (Ordinance No. 3896) in an amount as
determined by the City Council, for each new dwelling unit prior to
the issuance of a building permit.
7. That appropriate water assessment fees as determined by
the Office of Utilities General Manager shall be paid to the City of
Anaheim prior to the issuance of a building permit.
8. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
9. That prior to issuance of building permits, the applicant
shall present evidence satisfactory to the Chief Building Inspector
that the proposed project is in conformance with Council Policy No.
542, Sound Attenuation in Residential Projects.
10. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos. 1 and 2.
11. That Condition Nos. 1, 2, 3, 4 and 10, above-mentioned,
shall be complied with prior to final building and zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from the
zone in which it is now situated and incorporated in and made a part
of the zone or zones as above set forth, and said City Zoning Map, as
amended, is hereby adopted and the Planning Department is hereby
directed to prepare a sectional zoning map to be added to the City
Zoning Map showing the changes hereby approved and adopted.
SECTION 3. CERTIFICATION
The City Clerk shall certify to the passage of this
ordinance and shall cause the same to be printed once within fifteen
(15) days after its adoption in the Anaheim Bulletin, a newspaper of
general circulation, published and circulated in said City, and
thirty (30) days from and after its final passage, it shall take
effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
