ITEM NO. 2 CONDITIONAL USE PERMIT NO. 2019-06031 VARIANCE NO. 2021-05152 (DEV2018-00040) Location: 125 North State College Boulevard Request: The applicant requests a conditional use permit to construct a car wash with ancillary vacuums and a variance to exceed the maximum wall height allowed by the Anaheim
Municipal Code.
Environmental Determination: The Planning Commission will consider whether the proposed action is Categorically Exempt from the requirements to prepare additional environmental documentation per California Environmental Quality Act (CEQA) Guidelines, Section 15303, Class 3 (New Construction or Conversion of Small Structures).

TENTATIVE TRACT MAP NO. 19022 (DEV2020-00278)
Location: 100-130 South Beach Boulevard, and 2952-2970 West Lincoln Avenue Request: The applicant requests approval of the following land use entitlements: (i) a Final Site Plan and Miscellaneous Permit for a horizontal mixed-use project consisting of 134 single-
family attached residences (condominiums) with ten percent of the units affordable to moderate income buyers and a Tier II Development Incentive to permit reduced building-to-building
setbacks; 100 affordable multiple-family attached units (apartments) affordable to residents of various levels of income; and 5,000 square feet of commercial/retail space; (ii) a tentative tract map for a three-lot subdivision to include one lot with 134 “airspace” condominium lots; and (iii) a conditional use permit to permit the relocation

Approved with additional Conditions of Approval as required by Anaheim Police Department as stipulated during the public hearing and requiring the applicant to construct a solid 6’-high block wall between the project site and the public alley to the east. VOTE: 5-1-1 Chairperson Keys and Commissioners Kring, Meeks, Mulleady, and Vadodaria voted yes. Commissioner White voted no.
Commissioner Perez abstained.
