A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM G~kNTING CONDITIONAL USE
PE~¥~IT NO. 579.
¥~EREAS, the City Planning Commission of the City
of Anaheim did initiate and propose the granting of a Condi-
tional Use Permit to permit the establishment of an existing
service station as a conforming use in a C-l, Neighborhood-
Con~ercial Zone within 75 feet of a residential structure in an
R-A, Residential-Agricultural Zone, on the following described
property situated zn the City of Anaheim, County of Orange,
State of California, to wit:
The East 172 feet of the North half of the Northeast quarter
of the Northeast ouarter of the Southwest quarter of Sec-
tion 14, Township 4 South, Range 11 West, in the Rancho
Los Coyotes, as sho~n on a Map recorded in Book 51, page
11 of Miscellaneous Maps, records of Orange County, Califor-
nia, lying Northerly of the land conveyed to Orange County
Flood Control District by deed recorded March 5, 1959 in
Book 4614, page 493 of Official Records.
Excepting therefrom that portion dedicated for road and
public utility purposes lying within the right of way of
Orange Avenue and Western Avenue as conveyed to the City
of Anaheim by deed recorded May 15, 1962 in Book 6109,
page 656 of Official Records as Document Number 11321.
AND !'~EREAS, the City Planning Commission did hold a
pul~lic mearing at the City Hall in the City of Anaheim upon
said application on June 15, 1964, notices of which said
public hearing ~ere duly given as required by law and the
provisions of Title i8~ Chapter 18.76 of the Anaheim Municipal
Code; and
~EREAS, said Commission, after due inspection, inves-
tigation and studies made by itself and in its behalf and after
due consideration of all evidence and reports offered at said
~earing did adopt its Resolution No. 1203 Series 1963-64, grant-
ing Conditiona~. Use Permit No. 579; anvil
i~HEP~AS, thereafter, within twenty-two (22) days from
the date of the adoption of said resolution, the City Council
did elect, upon its own motion, to review the action of the
City Planning Commission in granting said Conditional Use
Permit and did thereupon fix the 21st day of July, 1964, as
the time a~d t~e Council Chamber in the City Hall of the
City of Anaheim as the place for a public hearing up on said
Conditional Use Permit, and notices of such public hearing were
~uly given as required by law and the provisions of Title 18,
Chapter 1U.76 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public
hearing~ the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and. did receive evidence and reports; and

s.ideration of the recommendations of the City Planning Commis-
sion and all evidence and reports offered at said hearing, that;
The proposed use is properly one for which a
Conditional Use Permit is authorized by the
Anaheim b'~nicipal Code.
Thc proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to be located.
The size and shape of the site proposed for the use
is adequate to allow the full development of the
proposed use in a manner not detrimental to the
particular area nor to the peace, health, safety and
general welfare.
The traffic generated by the proposed use will not
impose an undue 'burden upon the streets and high-
ways designed and improved to carry the traffic in
the area.
The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace~ health, safety and general welfare of
the citizens of the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council
of the City of Anaheim that ~he action of the City Planning Com-
mission granting said Conditional Use Permit be, and the
same is hereby sustained, and that Conditional Use Permit
No. 570 be, and the same is hereby, granted permitting the
establishment of an existing service station as a conforming
use in a C-i, Neighborhood-Commercial Zone within 75 feet of
a residential structure in an R-A, Residential-Agricultural
Zone, on ~he property h~reinbefore described.
The City Council hereby,-reserves the right to
revoke such Conditional Use Permit for good cause or failure
of said owners, their heirs, successors or assigns to comply
with the ~lnaheim Municipal Code and regulations.
THE FOREGOING RESOLUTION is approved and signed
by me t~zs 21st ~y of July, 1964.
