A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF ANAHEIM GP~tNTING CONDITIONAL USE
PERMIT NO. 578.
WHEP~AS, the City Planning Commission of the City
of Anaheim did initiate and propose the granting of a Condi-
tional Use Permit to permit the estabiislnnent of an existing ser-
vice station as a conforming use in a C-i, Neighborhood Commer-
cial Zone w:~.thin 75 feet of an R-3, Multiple-Family Residential
Zone, on the following described property, situated in the City
of Anaheim, County of Orange~ State of California, to wit:
The Southerly !75 feet of the Easterly 163 feet
of the Southeast quarter of the Southeast quarter
of the Southwest quarter of Section 11, Township
4 South, Range 11 West, in the Rancho Los Coyotes,
as shown on a Map recorded in Book 51, page 11
of ~scellaneous Maps, records of Orange County,
California.
E=~cepting therefrom that portion dedicated for
road and. public utility purposes lying within
the right of ~ay of Lincoln Avenue, as conveyed
to the State of California by deed recorded
March 16, 1956 in Book 3438, page 502 of Official
Records of said Orange County.
Also excepting 'therefrom ~at portion dedicated
for road and public utility purposes lying within
thc right of ~ay o-f Western Avenue, as conveyed
to the City of Anai~im by deed recorded June 23,
1959 as bocumen~ Number 100155 in Book 4770,
page 106 of Official Records of said Orange
County.
AND P~EREAS, nlm Ciny Planning Commission did hold a
public hearing at the City Hall in the City of Anaheim upon said
application on June 15, 1964, notices of which said public hear-
lng were duly given as required by law and the provisions of
Title I~, Chapter i~.76 o{ the Anaheim 1.'[unicipal Code; and
~EKEAS, said Co~nission, after due inspection, in-
vestigauion and studies made by itself and in its behalf and
after due consideration of all evidence and reports offered at
said hearing did adopt its Resolution No. 1200 Series 1963-64,
[~ranting Condi'~io~al Use ~ermit No. 578; and

and ~otices of such public hearing were duly given as required
5y law and the provisions of Title 18, Chapter 18.76 of the
Anaheim bIunicipal Code; and

WHEREAS, at the time and place fixed for said public
hearing, the City Council did duly hold and conduct such hear-
ing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports; and
WHEREAS, the City Council finds, after careful con-
sideration of the recommendations of the City Planning Commis-
sion and all evidence and reports offered at said hearing, that:
The proposed use is properly one for which a
Conditional Use Permit is authorized by the
Anaheim Municipal Code~
The proposed use will not adversely affect the
adjoining land uses and the growth and development
of the area in which it is proposed to be located.
The size and shape of the site proposed for the use
is adequate to allow the full development of the
proposed use in a manner not detrimental to the
particular area nor to the peace, health, safety and
general welfare.
The traffic generated by the proposed use will not
impose an undue burden upon the streets and high-
ways designed and improved to carry the traffic in
the area.

The granting of the Conditional Use Permit under
the conditions imposed will not be detrimental to
the peace, health, safety and general welfare of
the citizens cf the City of Anaheim.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that the action of the City Planning Com-
mission _ grantings__ said Conditional Use Permit be, and the
same is hereby sustained__, and that Conditional Use Permit
No. 578 be, and the same is hereby, granted permitting
the establishment of an existing service station as a conform-
ing use in a C-l, Neighborhood Commercial Zone within 75 feet
of an R-3, l~Iultiple-Family Residential Zone, on the property
hereinbefore described.
The City Council hereby reserves the right to revoke
such Conditional Use Permit for good cause or failure of said
owner, his heirs, successors or assigns to comply with the
~inaheim ~nicipal Code and regulations.
THE FOF~GOING Pd~SOLUTION is approved and signed by
me this 21st day of July, 1964.
