A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
ZONING SHOULD BE AMENDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED,
WHEREAS, the City Plannin9 Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution
recommend tn9 denial of a change in the boundaries of the zone
or zones hereinafter mentioned and described, after having
fixed a time and place for the holdtn9 of a public hearin9
thereon in the manner and as prescribed in Title 18 of the
Anaheim Municipal Code~ and after having duly held and conducted
such public hearing to consider said proposed change o.f zone
or zones, and after having received evidence and reports from
persons interested therein; and
WHEREAS, within a period of forty (~40) days following
the hearing thereon, the Planning Commission did duly. announce
by formal resolution its findings of facts and declare Its
opinions and reasons for recommending denial of said propos-ed
change in the boundaries of the zone or zones hereinafter
mentioned and described~ and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findlng$ and recommendation of the City Plan-
nih9 Commission, the City Council did fix the 19th day of
November 1963~ as the time, and the City Council Chambers
in ~he CitY' ~all-Tn the City o'f Anaheim as the lace for a public
hearing upon said proposed amendment to Title 1~ of the Anaheim
Municipal Code, and the exclusion of said property, hereinafter
described, from the zone in which it is now situated and the
incorporation thereof in the zones hereinafter set forth; and did
give notice thereof in the manner and form as provided in said
Title 18 of said Anaheim Municipal Code; and
WHEREAS~ at the time and place fixed for said public
hearing, the City Council did hold and conduct such public
hearing and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Plannin9 Commission, its report of ftndings
and recommendations; and
WHEREAS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described should
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NOW, THEREFORE~ BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that all of the property
and area situated in the City of Anaheim, County of Orange,
State of California, described as follows:
PARCEL 1: Lot 20 of Tract No. 787, in the City of
Anaheim, County .of Orange, State of California, as
per map recorded in 'book 24 page 9 of Miscellaneous
Maps, in the office of the County Recorder of said
County.

PARCEL 2: That portion of Lot 1 in Block A of
Tract No. 787, in the City of Anaheim, County of
Orange, State of California, as per map ~orded ....
in 'book 24 page 9 of Miscellaneous Maps, in the
office of the County Recorder of ~said county, which
lies southerly of the westerly prolongation of the
northerly line of Lot 20 of said Tract No. 787.
be excluded from R-A, RESIDENTIAL-AGRICULTURAL ZONE, and incor-
porated in R-3, MULTIPLE FAMILY RESIDENTIAL ZONE, upon the
following conditions:

That the owner of subject property shall pay to
the City of Anaheim the sum of $2.00 per front
Coot, along Ball Road for street lighting purposes.

That subject property shall be developed substan-
tially i.n accordance with plans and specifications
on file with the City of Anaheim, marked Exhibits
No. 1 (Revision No. 1), 2, 3, 4 and 5, as amended
and applicable to single-story structures.

That the structural height limitation of one-
story within 150 feet of R-i, One-Family Residen-
tial Zone property shall be maintained.
That tree wells shall be provided at approximately
40-foot intervals in the Ball Road parkway abutting
subject property; that plans for said tree wells and
the plantings therein shall be submitted to and ap-
proved by the Superintendent of Parkway~Maintenance;
and that said tree wells shall be planted with
trees prior to final building inspection.

That a 6- foot masonry wall, or its equivalent, shall
be constructed along the north and west property
lines, prior to final building inspection.
That a bond in an amount and form satisfactory to
the City of Anaheim shall be posted with the City
to guarantee the construction of a 6-foot masonry
wall along the east property line, which bond shall
be posted prior to final building inspection.

That Condition No. 1 above-mentioned shall be complied
with within a period of 180 days from date hereof,
or such further time as the City Council may grant.
That the completion of these reclassification proceed-
ings is contingent upon the granting of Variance
No. 1~04, and an appropriate amendment of the General
Plan.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and
determined to be necessary and proper.
