A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT TITLE
18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO
EONING SHOULD BE AMENDED AND THAT THE BOUND-
ARIES OF CERTAIN ZONES SHOULD BE CHANGED,
WHEREAS, the City Planning Commission of the City of
Anaheim has heretofore duly passed and adopted a resolution
recommend in9 denial of a change in the boundaries of the zone
or zones hereinafter mentioned and described, after having
fixed a time and place for the holdin9 of a public hearin9
thereon in the manner and as prescribed in Title 18 of the
Anaheim Municipal Cod¢~ and after havin9 duly held and conducted
such public hearing to consider said proposed change of zone
or zones, and after having received evidence and reports from
persons interested thereinl and
WHEREAS, within a period of forty (~0) days following
the hearing thereon, the Planning Commission did duly. announce
by formal resolution its findings of facts and declare its
opinions and reasons for recommending denial of said proposed
change in the boundaries of the zone or zones hereinafter
mentioned and described~ and
WHEREAS, upon receipt of said resolution, summary of
evidence, report of findings and recommendation of the City Plan.
ning Commission, the City Council did fix the 17th day of
December 1963~ as the time~ and the City ~0uncil Chamb~'r"s '
in the'"city'~all--Tn the City of Anaheim as the place for a public
hearing upon said proposed amendment to Title 18 of the Anaheim
Municipal Code, and the exclusion of said property, hereinafter
described~ from the zone in which it is now situated and the
incorporation thereof in the zones hereinafter set forth; and did
give notice thereof in the manner and form as provided in said
Title 18 of said Anaheim Municipal Code; and
WHEREA$~ at the time and place fixed for said public
hearing, the City Council did hold and conduct such public
hearin9 and did give all persons interested therein an opportunity
to be heard and did receive evidence and reports and did there-
upon consider the summary of evidence presented at said public
hearing before the Plannin9 Commission, its report of findings
and recommendations; and
WHERE4kS, the City Council does find and determine that
the amendment to Title 18 of the Anaheim Municipal Code should
be adopted and that the property hereinafter described shouId
be excluded from the zone or zones in which it is now situated,
and incorporated in the zone or zones as hereinafter set forth;
NO~, THEREFORE~ BE IT RESOLVED by the City Council of
the City of Anaheim that Title 18 of the Anaheim Municipal Code
be, and the same is hereby amended, and that all of the property
and area situated in the City of Anaheim, County of Orange~
5tare of California, described as follows:
Lot No. 25 of Tract No. 641, as shown on a map recorded
in Book 31, Page 40 of Miscellaneous Maps, records of
Orange County, California.

be excluded from R-A, RESIDENTIAL-AGRICULTURAL ZONE, and in-
corporated in R-3, MULTIPLE-FAMILY RESIDENTIAL ZONE, upon the
following conditions:
i ·
That the owner of subject property shall deed to the
City of Anaheim a strip of land 32 feet in width, from
the center line of the street, along Crescent Avenue,
for street widening purposes.
·
(a) That all engineering requirements of the City of Ana-
heim along Crescent Avenue, including preparation of
improvement plans and installation of all improvements,
such as curbs and gutters, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work
shall be complied with as required by the City Engineer
and in accordance with standard plans and specifications
on file in the Office of the City Engineer; and (b) that
a bond in an amount and form satisfactory to the City
of Anaheim shall be posted with the City to guarantee the
installation of said engineering requirements.

That a modified cul-de-sac shall be provided at the
terminus of Stockton Avenue, plans for which shall
be submitted to and approved by the City Engineer.

That the owner of subject property shall deed to the
City of Anaheim a 3-foot overhang easement along the east
and south boundaries of subject property.

That if the developer desires to sell off individual
lots and units, (a) a tract map shall be recorded in the
Office of the Orange County Recorder, and (b) covenants,
conditions and restrictions shall be submitted to and
approved by the City Attorney prior to approval of the final
tract map by the City Council and shall be recorded con-
currently with the final tract map.

That subject property shall be developed substantially
in accordance with plans and specifications on file with
the City of Anaheim, marked "Exhibits Nos. 1 and 2,
Revision No. 2."

That adequate turn-around areas shall be provided by the
developer, to the satisfaction of the Director of Public
Works and Superintendent of Streets, whether they be a
hammerhead or radial delineation.
·
That the completion of these reclassification proceedings
is contingent upon the granting of Conditional Use Permit
No. 503.
·
That Conditions Nos. 1, 2(b), 3 and 4 above-mentioned
shall be complied with within .a period of 180 days from
date hereof, or such further tzme as the City Council
may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an ordinance amending Title 18 of the Anaheim
Municipal Code to accomplish the objects herein found and deter-
mined to be necessary and proper.
