The Public Works Department has reviewed the above project plan; after addressing the
following plan review comments, please submit three copies of revised plans, along with the
redline check prints and a copy of this letter.
Grading Plan Sheet:
1. Indicate the grading plan as sheet one of one. The erosion control plan, while included
in the submittal and for construction, will not be retained in records after completion.
2. Minor Flat Land Grading plans only require staff level stamp of approval, omit / blank
out the signature boxes as redlined.
3. Indicate proposed new residential second unit in plan title.
4. Construction note (3), curb drains are to be PVC pipe.
5. Indicate the retaining wall, "per separate Building Department Permit".
6. Indicate the existing ad / fmish floor elevation of the existing residential unit.
Make all dimensions in engineering feet.
8. Provide additional area drain in et or second unit.
9. Section view B-B, include the proposed 2 foot right-of-way dedication.
10. Correct discrepancy in fmish floor elevation between plan and section D-D view.
Erosion Control Plan Sheet:
1. Why place a blanket of crushed rock over an existing concrete driveway and sand bags
along the area of existing lawn? Recommend placing sand bags along the east and west
side of the existing front residential unit to establish sediment control and the existing
concrete drive is a stable construction entrance. A general note can be added to
maintain site and sweeping of any sediment that may track on to City right-of-~ay.

Any improvements damaged prior to or during construction at your site must be repaired prior to
clearance for certificate of occupancy (reference Section 18.04.080.020 of the Anaheim Municipal Code).
SEWER
No City of Anaheim sewer fees are applicable to this project.
DRAlNAGE
Drainage assessment fees are not applicable to this project.
GRADING
A flatland grading plan prepared by a Civil Engineer, Architect or Land Surveyor will be required for
your project. Submit plans to the Subdivision Section for review and approval by the City Engineer.
Allow a minimum of eight weeks to obtain a grading permit.
LAND SUBDIVISION
The legal property owner will need to provide documentation oflegal subdivision. Under the Subdivision
Map Act, a Certificate of Compliance or a Conditional Certificate of Compliance may be required for
approval by the City Engineer and recorded in the Office of the Orange County Recorder prior to issuance
of a building permit.
