Mazk Balan, 406 S. Mohler Dr., spoke in opposition to subject request. He expressed concerns about
the drainage and erosion problems that currently exist and indicated if this proposal is approved the
problem will get worst. He was concerned about mud-slides and the damage [hat can occur on his
house.
The Zoning Administrator concurred with staff that the proposed project falls within the definition of
Categorical Exemptions, Class 15, as defined in the State EIR and is, therefore, categorically exempt
from the requvements to prepaze an EIR.
The Zoning Administrator approved Tentative Pazcel Map No. 94-107 with the following changes to
conditions:

Modified Condition Nos. 2 and 12 to read as follows:
2. That grading shall conform to all requirements of Chapter 17.06 of the Anaheim Municipal
Code including that a grading plan, prepared by a registered civil engineer, is requued For cut
or fill cumulative exceeding one hundred (100) cubic yards.
12. That prior to issuance of a building permit Conditions Nos. 8 and 10 shall be complied with.
These conditions are listed for informational purposes for the convenience of the developer and
it should be noted that this is nok an inclusive list of the fees which may be chazged at the tine
