LOCATION: 828 South Western Avenue. Property is 1.04 acres located at the
northwest comer of Western Avenue and 285 feet on the north side
of Teranimar Drive.
To establish a 4-lot single-family residential subdivision in the RS-7200 Zone with
waivers of minimum lot width for a residential lot adjacent to an arterial highway and
orientation of a lot adjacent to an arterial highway.

Annika Santalahti, Zoning Administrator: Explained that the Tentative Parcel Map 99-159 and Variance
No. 4373 was continued in order so that the 4-lot subdivision could have the variance advertised regarding
the one lot that sides onto Western Avenue which is an arterial highway. For that reason they needed a
variance of both the siding onto an arterial highway instead of having the front of the lot there as well as
the lot depth required as measured from Western Avenue which is 120 feet, however this is a little less.
Annika Santalahti, Zoning Administrator addressed a question for Melanie Adams, Associate Engineer.
Annika Santalahti, Zoning Administrator: Approved Variance No. 4373, for waivers of the minimum lot
width adjacent to Western Avenue and orientation of the lot adjacent to Western Avenue on the basis that
the area, the two corners around it and the lot behind it, all have similarly-configured and actually has a
curved section of street in front of it. Which means the lots are relatively deep so it's an unusual shape for
the other strictly rectangular lots. There is some concern about the timing for Condition No. 2 pertaining to
street improvements.
Approved Tentative Parcel Map No. 99-159 and Variance No. 4373 with a few modifications to the
conditions. Condition No. 2 in the Variance will also be cross referenced in the parcel map in connection
with the required improvements. A certificate will be recorded concurrently with the parcel map.
David See, Associate Planner: Spoke with the applicant via phone. The applicant concurred with the
conditions as well as iterated that the development of the 4-lot subdivision would begin all at once.
Melanie Adams, Associate Engineer: This is unusual circumstances because the Public Works
Department is currently studying sewer capacity in this area we expect to complete the report in
December of this year. The developer will pay fees at the time that building permits are issued. We must
notify them of the fee with Tentative Parcel Map.
One person was present at the meeting just as a show of interest to the project, not either for or opposed
to the project.
