2004-04603 subject to the conditions as modified at today's meeting.
Granted Variance No. 2004-04603 (to permit waiver of minimum number, of off-street parking spaces to
subdivide an existing industrial complex), subject to the conditions of approval as stated in the staff report
dated April 15, 2004, with the following modifications:
Modified Condition No. 13 to read as follows: .
" 13. That prior to approval of the final map of Tentative Parcel Map No. 2003-264 of the activity
authorized by this decision, or prior to issuance of a building permit, or within a period of one (1)
year from the date of this decision, whichever occurs first, condition nos. 1, 2, 5, 6, 7, 9, 10, and
12, above-mentioned, shall be complied with. Extensions for further time fo complete said
conditions may be granted in accordance with Section 18.03.090 of the Anaheim Municipal Code."

Granted Tentative Parcel Map No. 2003-264 (to establish a 5-lot industrial subdivision), subject to the
conditions of approval as stated in the staff report dated April 15, 2004, with the following modifications:
Modified Condition No. 1, 2, 3 and 5 to read as follows:
" 1. That approval of this final parcel map is subject to compliance with conditions of approval for
Variance No. 2004-04603.
2. That a final map to record the division of subject property as approved for a five (5) lot industrial
subdivision shall be submitted and approved by the City of Anaheim and Orange County Surveyor.
Following approval, the final parcel map shall be recorded in the Office of the Orange County
Recorder.
3. That an unsubordinated restricted covenant to guarantee that the entire complex shall be
managed and maintained as one (1) integral parcel for purposes of off, vehicular circulation,
signage, landscaping, maintenance, land usage and architectural control, approved by the Zoning
Division and in a form satisfactory to the City Attorney, shall be recorded with the Office of the
Orange County Recorder. A copy of the recorded covenant shall then be submitted to the Zoning
Division.
5. That the developer shall submit street improvement plans to the Public Works Department,
Development Services Division to construct a sidewalk and landscaped parkway along Raymond
Avenue per Public Works Department Standard Detail No. 160. Parkway landscaping and
irrigation between the sidewalk and the curb shall be installed with parkway irrigation tied into the
on-site irrigation system and maintained by the property owner. A bond shall be posted in an
amount approved by the City Engineer and a form approved by the City Attorney prior to final map
approval. The developer must obtain a Right of Way Construction Permit from the Development
Services Division for all work performed in the right of way. The improvements shall be
constructed prior to final map approval."
