THE PUBLIC HEARING WAS OPENED.
Applicant's Testimony:
Debra Motes of Corpus Christi, TX, representing Chandler Signs for Corner Bakery, presented a copy of her
marked exhibits to the Zoning Administrator. Ms. Motes stated that although staff recommended Sign A be
relocated to the northwestern side of the building; the side facing the Music Maker, they found that because
the Music Maker is a two story building, it partially blocks the corner, and that there is a significant amount of
landscaping in the parking lot within the older part of the center that also interferes with the corner.
Therefore, after reviewing some of the existing signage, she determined that she would need to inform
Corner Bakery that they have an exception where they cannot put the signs on the same walls the same as
what's currently represented there but that it would be better to put them on opposite walls as requested by
code. Also she stated that Sign C is their entry way and their major challenge. It is a u-shape and not
visible from the entire parking lot however, they would like to have the sign mainly to pull people into their
entrance the same as Starbucks which is located across the way.
Ms. Santalahti asked if anyone else wished to speak on the subject item.

No one indicated their presence in opposition of the proposed waiver.
Dave See, Senior Planner, stated no written opposition was received during the required 15-day
notification period.
THE PUBLIC HEARING WAS CLOSED.
Ms. Santalahti referred to staff and wished to clarify that the recommendation being made was basically that
the A sign would be rotated perpendicular to the wall facing northwest.
Mr. See clarified that the intent of the code was to have the signs located on opposite sides of the parking lot
however, currently the plans depicted both the A sign and C sign facing the parking lot and the B sign facing
Santa Ana Canyon Road. He stated staff feels perhaps having both Sign A and Sign C facing the parking
lot could be considered redundant and Sign A could be relocated to meet the intent of the code provision.
Ms. Santalahti stated even though Sign C is the main entry sign, having a sign, etc., at the doorway that
makes a statement is understandable as well as the Sign A being the primary sign in the larger portion of
the commercial center that people would see in the context of parking.
She approved the applicant's request and deleted Condition No. 4 since it recommended the relocation of
Sign A to the northwest side of the building.
