LOCATION: 412 South Mohler Drive: Property is approximately 0.53-
acre, having a frontage of 182 feet on the east side of Mohler
Drive and a maximum depth of 273 feet.
Waivers of (a) minimum front yard setback (25 required; 20 feet proposed)
and (b) minimum side yard setback (15 feet required; 13 feet proposed) to
construct atwo-story addition to an existing single-family residence.

David See, Senior Planner, introduced Item No. 1.
THE PUBLIC HEARING WAS OPENED.
Applicant's Testimony:
Juanita Scanlon, 412 South Mohler Drive, Anaheim, CA, stated they presently have a one car garage and
would like to build an additional two car garage with a master bedroom, bath and walk in closet built
above, which would be at the same level as their house.
Mr. Sell stated that from a photography standpoint the additional room would not present a problem as
their neighbor's property set below their property and there was no one else located behind them. Also,
he stated the plans indicated that four trees would be removed and he wished to be informed of the
applicant's plans for landscaping as a result of the tree removal.
Mrs. Scanlon stated the current landscaping was very dense with other trees and ivy, etc., and therefore
the removal of the four trees would not be noticed.
No one else wished to speak and no opposition was received regarding this item.
THE PUBLIC HEARING WAS CLOSED.
Mr. Sell concurred with staff's recommendations and approved Administrative Adjustment No. 2006-
00288 and stated the decision would be written and signed no later than 7 days from the date of the

meeting and the decision would be final after the appeal period expires 15 days following the date of the
decision.
