David See, Senior Planner, introduced Item No. 2 and stated Variance No. 2007-04719, a request for waiver minimum rear yard setback to retain two existing single-family homes with detached garages was deleted subsequent to advertisement because it was no longer needed. THE PUBLIC HEARING WAS OPENED. Applicant's Testimony: Natalie Sumara, 412 North Dwyer Drive, Anaheim, CA, stated after going to the Anaheim Historical Society she discovered that the original address was known as 411 North West Street and in 1950 the owners built another house and received an additional address known as 412 North Dwyer. Anaheim City Utility statements are received at 411 North West Street as well as 412 North Dwyer and the only thing still in error is the title which fails to note that there are actually two separate and distinct properties. Mr. See stated that the property, zoned RS-1 (Single-Family, Residential), requires 10,000 square foot lots and in this instance each lot exceeds the limit however, both meet the lot frontage and lot area Page 2 ACZA03-01-07.DOC i • MARCH 1, 2007 ZONING ADMINISTRATOR ACTION AGENDA requirements and the garage would be demolished therefore, no waiver would be needed and there would not be a property lot issue thus both houses would remain. No one else wished to speak and no opposition was received regarding this item. THE PUBLIC HEARING WAS CLOSED. Mr. Sell concurred with staff's recommendations and approved Tentative Parcel Map No. 2004-311, to establish a 2-lot, 2-unit single family residential subdivision, by adopting the attached excerpt including the findings and conditions contained therein. He stated the decision would be written and signed no later than 7 days from the date of the meeting and would be final after the appeal period expires 10 days following the date of the decision.
