William Sell, Acting Zoning Administrator, opened the public hearing.
Elaine Thienprasiddhi, Associate Planner, introduced Item No. 2 and stated the applicant requested
Tentative Parcel Map No. 2006-284 in order to establish a 3-lot single-family residential subdivision. She
stated staff proposed to add a new condition to the draft excerpt which would require the applicant to
relinquish access rights onto Lincoln Avenue so that access would only be from Center Street.
THE PUBLIC HEARING WAS OPENED.
Applicant's Testimony:
Greg Hastings, Anaheim Redevelopment Manager, stated the property was previously a 5-lot subdivision
proposal but is down to 3-lots because the property to the east would be incorporating two of the
previously approved lots into a commercial project. The parcels have been reviewed for Request for
Proposal (RFP} and the Disposition and Development Agreements (DDA) are being awarded early May.
The DDA will include a thorough design review to make sure the homes and properties are in keeping
with the requirements of the RFP as well as the requirements of the 5-point star Anaheim Historic District.
Barbara Gonzalez, 1126 West Center Street, stated she wished to inquire if there has been modifications
regarding access onto Center Street and therefore concluded, by way of this meeting, that access would
only be onto Center Street and not Lincoln Avenue.
No one else wished to speak and no opposition was received regarding this item.

THE PUBLIC HEARING WAS CLOSED.
Mr. Sell concurred with staff's recommendations and approved Tentative Parcel Map No. 2006-284, to
establish a 3-lot single-family residential subdivision, by adopting the attached excerpt including the
findings and conditions contained therein. He stated the decision would be written and signed no later
than 7 days from the date of the meeting and would be final after the appeal period expires 10 days
following the date of the decision.
