LOCATION: 2300 East Katella Avenue: This irregularly-shaped 3.4-acres
property has a frontage of 505 feet on the south side of Katella
Avenue, a maximum depth of 500 feet, and is located south of
the intersection of Howell Avenue and Katella Avenue
(Stadium Tower).
Request waivers of (a) maximum letter height, and (b) maximum number of
signs to construct four wall signs on an existing office building.

ZONING ADMINISTRATOR RESOLUTION NO. ZA2007-12
John Van Doren, Zoning Administrator, opened the public hearing.
Dennis Joe, Planning Aide, introduced Item No. 2, referred to the submitted justification for waiver forms
and stated there is a special circumstance due to the irregular shape of the parcel and due to the oblique
orientation of the building in relation to the street. If the business were to conform to code and
proportionally decrease the size of the letters, the other lower case letters would need to be reduced to
26.5 inches in height. Staff believes the special circumstances would apply to the subject property
because there is a limited visibility of the building across a large parking area and from the 57 Freeway
and the Anaheim Stadium property. Moreover, the proposed 36 to 45 inch letters would be consistent
with other wall signs in the subject area and would be proportional to the size and scale of a 4-story office
building. Staff is currently in the process of preparing a code amendment which would allow minor
deviations for wall sign characters that extend or descend below the height of a typical letter font. Staff
recommends approval of the subject request.
Rick Denman, 10980 Boatman Avenue, Stanton, CA, stated Charles Schwab has released a national
campaign "Talk to Chuck" and part of that national campaign is a change in their logo and branding, the
new logo and branding has been to their disadvantage in many cities including Anaheim, because of the

two extenders. Presently the building has signage for Charles Schwab and those letters are actually
bigger than what is proposed except for the two extenders. They are almost at a disadvantage by
changing out their sign. Their brand is important to them which is why they are paying the fees for a
variance and paying the expense of a brand new sign. He feels it is a stretch to say that you can easily
see it from the freeway, and they are hoping that people parking their cars at Anaheim Stadium that they
would have the knowledge of the Charles Schwab location. Also, for people with appointments coming to
the establishment because of the shape of the property it is very difficult to see that there is a Charles
Schwab when coming down Katella Avenue. Therefore, they need every opportunity possible and ask for
approval of the variance.
John Van Doren asked for clarification if they are only addressing the large wall sign.
Rick Denman responded yes, only the wall sign is out of code.
John Van Doren took action to approve the subject request.
