REQUEST: Waiver of minimum sideyard setback to construct a room addition
to a single-family residence.
DETERMINATION OF ZONING ADMINISTRATOR:
Having been appointed Zoning Administrator by the Director of Community
Development/Planning Department to decide the above-referenced petition,
pursuant to Anaheim Municipal Code Section 18.12.060, and a public hearing
having been duly noticed for and held on the date set forth above, I do hereby
find that:
(1) That there are special circumstances applicable to the property such
as size, shape, topography, location or surroundings, which do not
apply to other identically zoned properties in the vicinity; and
(2) That strict application of the Zoning Code deprives the property of
privileges enjoyed by other properties in identical zoning
classification in the vicinity.
(3) Five (5) similar variances, as shown in Paragraph No. 8 of the staff
report, have been granted in the same zone and vicinity.
(4) Review of aerial photographs revealed similar setbacks currently
existing in neighborhood.
Based on the evidence and testimony presented to me, I do hereby determine to
approve Variance No. 3658, subject to the following conditions:
1. 'That subject property shall be developed substantially in accordance.
with plans and specifications on file with the City of Anaheim marked
Exhibit No. 1 and 2.
2. That prior to final building and zoning inspections, Condition No. 1,
above-mentioned, shall be complied with.

3. That approval of this application constitutes approval of the
proposed project only to the extent it complies with the Anaheim
Municipal Zoning Code and any other applicable City regulations.
.Approval does not include any action or findings as to compliance or
approval of the project regarding any other applicable ordinance,
regulation or .requirement.
This decision is made, signed, and entered into the f' a this 3rd day

NOTICE: This decision shall become final unless an appeal to the City
Council, in writing, accompanied by an appeal fee, is filed with .the City
Clerk within 15 days of-the date of the signing of this decision or unless a
