Having been appointed Zoning Administrator by the Director oz Community
Development, pursuant to Anaheim tlunicipal Code Section 18.12.060, to decide
the above-referenced petition and a public: hearing having been duly noticed
-.for and held on the date set 'forth above, I do hereby .find, that:
1. That there are special circumstances applicable to t:he property such as
size, shape, topography, location or surroundings, which do not apply to
other identically zoned properties in t-he vicinity; and.
2. That strict applicationof tt~e Zoning Code deprives the property of
..privileges enjoyed by other properties in identical zoning classification
in the vicinity.

The Zoning Administrator reviewed the proposal to construct a sacond-s=ory
addition to a single-family residence with waivers of maximum lot coverage and
maximum number of bedrooms on an irregularly-shaped parcel of land,~consisting
of approximately 5,723 square feet, having a frontage of approximately 33 feet
on the west side of Stratford Circle, approximately lUU feet north of the
centerline of Radcliffe Avenue and further described as 1733 Stratford Circle;
and does hereby approve the Negative lleclarat-ion upon finding that it i~as
consideLed the Negative Declaration together with any comments received during
the public review process and further finding on the basis of the Initial
Study and any comments received that there is no substantial evidence that the
project will have a significant effect on the environment.

Based on the evidence and testimony presented to me,-I do hereby determine to
approve Variance t3o. 3571, subject-to the following conditions:
1. That subject property shall be developed substantially in
accordance with plans and specifications on file with the City of
Anaheim marked Exhibit Nos;"1 through 5.
2. That prior to final bi-i1~3ing and zoning inspections, Condition No.
1, .above-mentioned, shall be eomt>lied with.
3. That approval of this application constitutes approval of the
proposed request only to-the extent that it complies with tt-e
Anaheim Municipal Zoning Code and any other applicable City
regulations. .Approval does_not include any action or findings as
to`cgmpliance or approval of the request regarding any other
