OWNERS: PERALTA L.T.D., 3150 E. Birch, Brea, CA 92621, ATTN: VIC PELOQUIN AGENT:. WILLIAM J. KNIGHT, 922 Town & Country Road, Orange, CA 92668 LOCATION: 4851 Copa De .Oro Drive REQUEST:. Waiver of maximum structural height to construct a 2-story, 40-foot high, single-family residence. Having been appointed Zoning Administrator by the Director of Community Development, .pursuant to Anaheim Municipal Code Section 18.12.060, to decide the above-referenced petition and a public hearing having been .duly noticed. for and held on the date set forth above, I do hereby find, that: 1. That there are special circumstances applicable to the property such as size, shape, topography, location or surroundings, which do not apply to other identically zoned properties in the vicinity; and 2. ..That strict application of the Zoning Code deprives the property of privileges enjoyed by other properties in identical zoning classification in the vicinity in that the Code does allow-:some flexibility for projects above maximum height limit but that is limited to features such as .fireplaces. 3. That this approval is based on .the submitted Exhibits which are part of this file. 4. That the waiver of structural height is for architectural features consisting of towers which are over stairwells to the second-story, or which serve as light wells, that more of the towers contain occupiable space above the second floor, that the entire .structure is not involved, -and that .the majority of the dwelling is actually single story.
