REQUEST: Waiver of minimum front yard setback (25 feet required; 22.5 feet
proposed) to construct a 318 square-foot bedroom addition at 301
North Bluerock Street.
DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide
the above-referenced Administrative Adjustment, and having-been duly noticed
and no written objections having been received, T do hereby find, pursuant to
Section 18.12.080:
1. That the requested waiver of minimum front yard setback is authorized by
Code Sections 18.12.080.010 (permitting ;a maximum 20~ deviance from the
Code standard; 10°~ proposed) and 18.26.063.010 (25'feet required in, the
RS-7200 "Residential,. Single-Family" Zone; 22.5 feet proposed) to
construct a 318 square-foot bedroom addition at 301-North Bluerock
Street.
2. That no written opposition was received during the required notification
period which ended on July 11, 1988.
3. That the request is minimal and there are special circumstances
applicable. to the property such as size, shape, topography, location or
.surroundings, which do .not apply to other identically .zoned properties in
the vicinity.
4. That strict .application of the Zoning Code deprives the property. of
privileges enjoyed by other properties in identical zoning classification
in the vicinity:.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That the Zoning Administrator
.has reviewed the proposal to waive the minimum required front yard setback
(25' permitted; 22' 6" proposed) to construct a 318 square-foot bedroom
addition at 301 N. Bluerock Street; and that the Planning Director or his
authorized representative has determined that the proposed project falls
within the definition of Categorical Exemptions, Class 5, as defined in the
State-EIR Guidelines and is, therefore, categorically exempt from the
requirement to prepare an EIR.,,
Based on the evidence presented.to me, I do hereby determine to grant
Administrative Adjustment No. 88-11, unconditionally.

This decision is made, signed, and entered into the file this Twenty-first day

NOTICE: This decision shall become final unless an appeal to the City
Council, in writing, accompanied by an appeal fee, is filed with .the City
Clerk within 15 days of the date of the signing of this decision or unless a
member of the City Council shall request to review this decision within said
