REQUEST: Petitioner requests waiver of the following under. authority of
Code Section 18.12.080.020 to expand a graphic. arts business at
1436 North Hundley Street:

DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide
the above-referenced Administrative Adjustment, and-having been. duly noticed
and no written objections having been received, I do hereby find, pursuant to
Section 18.12'.080:
1. That a parking analysis dated July 14, 1989, was submitted to and
approved by the City Traffic Engineer. for-this specific proposal;
2. -That the request is minimal amounting to a deviance of 10~ from the
minimum number of parking spaces required for -this specific proposal: a
graphic arts business in a building consisting of 26~ offices (2,702
sq.ft.) and 74~ production space (7,688 sq.ft.);_
3. That no written opposition was received during the required 10-day public
notification period;
4. ..That the variance will not cause an increase in-traffic congestion in the
.immediate vicinity nor adversely affect any adjoining land uses; and
5. That the granting of the variance under the conditions imposed, if any,
will not be detrimental to the peace, health, safety or general welfare
of .the citizens. of the City, of Anaheim.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING: That the Zoning. Administrator
has reviewed the proposal for waiver of minimum number of parking spaces to
expand. a graphic arts business at 1436 North Hundley Street;. and ..that the
Planning Director or his authorized representative has determined that the
proposed project falls within the definition of .Categorical Exemptions, Class
5, as defined. in the California State Environmental .Impact Report (EIR)
Guidelines and is, therefore, categorically exempt from the requirement to
prepare an EIR.

Based on the evidence presented to me, I do hereby determine to grant
Administrative Adjustment No. 37, subject to the following conditions:
1. That subject parking variance is granted specifically for the graphic
arts business located in a 10,390 sq.ft. building consisting of 2,702
sq.ft. of offices (26'~ of the building) and 7,688 sq.ft. of production
space "(74~ of the .building), or for any similar business which is a
permitted use in the underlying ML "Industrial, Limited" Zone and which
business does not require a greater number of parking spaces.
2. That subject property shall be developed substantially in accordance with
plans and specifications on file with the City of Anaheim and marked
Exhibit Nos. 1, 2 and 3.
3. That approval of this application constitutes approval of the proposed
request only to the extent. that it complies with the Anaheim Municipal
Zoninq Code and any other applicable City, State. and Federal
regulations. Approval does not include any action or findings as to
compliance or approval of the request regarding any other applicable
..ordinance, regulation or requirement.
This decision is made, signed, and entered into the file this twenty-fifth day
of August, 1989.
