DETERMINATION OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide
the above-referenced Administrative Adjustment, and said petition having been
duly noticed and no written objections having been: received, I do hereby find,
pursuant to Section 18.12.0`80:
1. That subject administrative adjustment is for a deviance of 2~ (l parking
space) from the minimum required number. of..parking -spaces for the two
existing office buildings.{10,468 sq.ft. with 42 parking spaces) and that
Code permits `a maximum deviance of 10~; and
2. That no written opposition was received during, the :required notification
period following the-date the public notices were. mailed.
CALIFORNIA ENVIRONMENTAL QUALITY ACT FINDING:: That the Zoning Administrator
has reviewed the proposal for waiver of minimum number of parking spaces to
establish a nail shop at 138 South Imperial Highway; and that the Planning
Director or his authorized representative has determined that the ,proposed
project falls within the definition- of Categorical Exemptions, Class 5, as
defined in the State EIR Guidelines and is, therefore,'categorically exempt
from the requirement to prepare an EIR.
Based on. .the evidence presented to me, I do hereby determine to grant
Administrative Adjustment No. 0041, subject to the following conditions:
1. .That subject property shall be developed substantially in accordance with
plans and specifications submitted to the -City of Anaheim by the
petitioner and which plans are on file with the Planning Department
labeled Exhibit Nos. 1, 2 and 3.

2. That within a per'od of ninety (90) days from the date herein, the
petitioner shall file for an amendment to Variance No. 2874 to modify
Condition No. thereof (pertaining to limiting use of the property to
.those commercial uses which-:have .parking requirements which do not exceed
the available number of .parking. spaces).
This decision is made, signed, and entered into the file this twenty-first day
of December, 1989.
