ZA 90-18 ADMINISTRATIVE ADJUSTMENT NO. 46 CEQA STATUS: Categorical Exemption, Class 5 DATE NOTICES MAILED: March 9. 1990 REQUESTED BY: Marshall and Rathleen Shorts 215 South .Alice Way, Anaheim, CA 92806 REQUEST: Waiver of the following to construct a patio enclosureladdition to an existing single-family residence at 215 South Alice Way: Sections 18.12.080.020 - Maximum Lot Coverage. and 18.27.062.030 (35`~ permitted; 43`8 proposed) DETERMINATION OF THE ZONING ADMINISTRATOR Having been appointed Zoning Administrator by the Planning Director to decide the above-referenced Administrative. Adjustment, and said Adjustment having been duly noticed and no written objections having been received, I do hereby find, pursuant to Section 18.12.080: 1. That. the proposal consists of .expanding an existing 3-bedroom house by enclosing an-open patio to .convert it to a,family room; 2. That the request is minimal in that subject lot was originally developed (in 1969-70) with 38~ lot coverage -and: the .proposal adds only 287 sq.ft. of floor space, and that the proposed front and rear yard setbacks (25 feet in the front and 22 to 25 feet in the rear) comply-with Code and provide adequate on-site open recreational_ space conforming to typical single family zoned lots; 3. That no written. opposition 'was. received during. the required 10-day notification period following .mailing of the notices. CALLFORNIA ENVIRONMENTAL QUALITY ACT FINDING:. That :the Zoning Administrator has reviewed the proposal for waiver of maximum lot coverage to construct a patio enclosure/addition to an existing single-family residence at 215 South Alice Way; and that` the Planning. Director or his authorized representative has determined that the proposed project falls within the definition of Categorical Exemptions.,. Class 5, as defined 'in .the State EIR Guidelines and is, 'therefore, categorically exempt from the requirement to prepare an EIR. Based on the evidence -presented to me, I do hereby determine to grant Administrative. Adjustment.
