PROPOSAL: Waiver of the following to construct a 374 Sq.ft. bedroom addition
to an existing single-family residence:
SECTIONS 18.12.Ob0.010 - Minimum site area.
and 18.27.062.031 (5,850 sa.ft, required for a 4-bedroom
dwelling; 5,000 sa.ft. existing)
DETERMINATION. OF THE ZONING ADMINISTRATOR
Having been appointed Zoning Administrator by the Planning Director to decide
the above-referenced Administrative Adjustment, and having been duly noticed
and no written objections having been received, I do hereby find, pursuant to
Section 18.12.080:
1. That no written opposition was received during the required notification
'period ending March 19, 1992 at 5:o'clock p.m.; and
2. That strict application of the Zoning Code deprives the property of
privileges enjoyed by other properties in identical zoning classification
in the vicinity because the underlying tract was developed about 5 years
prior to 1974 when the RS-5,000 Zone standards were amended to require
larger lot sizes when more than 3 bedrooms were proposed, and that. other
homes in the tract were originally developed with 4 bedrooms.
Based on the evidence presented to me, I do hereby determine to GRANT
Administrative Adjustment No. 68, .subject to the following conditions:
1. That subject property shall be developed substantially in accordance with
plans .and specifications submitted to the City of Anaheim by the petitioner
and which plans are on file with the Planning Department marked Exhibit No.
1.
2. That approval of this application constitutes approval of the proposed
request only to the extent that it complies with-the Anaheim Municipal
Zoning Code .and any other applicable City, State and Federal regulations.
Approval does not include any action. or findings as to compliance or
approval of the request regarding any other applicable ordinance,
regulation or requirement.

This decision is made, signed and entered into the file this twenty sixth day
of March, 1992.
